Maumelle is twenty minutes from our yard on Mill Pond Road, which makes it one of the few markets where we can put a crew on a single house without the trip having to justify itself. That sounds like a small thing. It is not — it is the difference between being told “we can come Thursday” and being told you need to wait until the contractor has enough work in your area to make the drive worthwhile.
It also means we know the housing stock here, and Maumelle’s is unusual enough to change how we quote. This is a planned city, built out mostly from the late 1970s onward, so the homes are newer than almost anywhere else we work in central Arkansas. That has consequences in both directions.
Newer Houses Are Easier to Damage, Not Harder
People assume an older house is the fragile one. On exterior washing the opposite is usually true, and Maumelle is the clearest example of it in the metro.
The dominant sidings here are vinyl and brick with vinyl soffit and fascia. Vinyl is cheap to clean and extremely easy to wreck. Put a narrow tip and real pressure on it and you will drive water up behind the courses and into the sheathing, where it does not dry and nobody sees it for a year. You can also chalk the surface permanently — the panel goes dull and streaky in a way no amount of later washing fixes, because you have taken the finish off, not the dirt.
So vinyl is a soft wash job, every time: low pressure, the right chemistry, enough dwell, and a rinse from the correct angle so water runs down the laps rather than up under them. If a quote for a Maumelle house mentions PSI as a selling point, that is a quote to be careful with.
Brick is more forgiving on the face and much less forgiving at the mortar joints, particularly on the 1980s builds where the joints have had forty years of freeze-thaw. We wash brick at pressures that leave the mortar alone.
The HOA Letter Is the Most Common Reason People Call Us Here

Maumelle sits against the Arkansas River with Pinnacle Mountain to the south-west, and the older neighbourhoods carry heavy mature canopy — oak, sweetgum and pine over houses that were built into existing woodland rather than on cleared pasture.
That combination produces a very predictable pattern, and it is the one we see on nearly every Maumelle property: the south and west elevations look fine and the north and east elevations are green. Shade plus river humidity keeps those walls damp for hours longer each day, and algae only needs moisture and time. Homeowners often think one wall was built differently or painted differently. It was not — it just never dries.
The practical consequence is that a Maumelle house rarely needs all four elevations treated on the same cycle. We are happy to wash the shaded sides more often and the sunny sides less, and that is usually a cheaper annual number than a full wash every time.
The canopy also fills gutters. Sweetgum balls and oak leaf are the main load here rather than the pine needle problem you get further south, which actually makes gutter guards a more reasonable conversation in Maumelle than in a lot of Arkansas — a leaf will sit on a guard and blow off, where a pine needle threads through it.
Driveways, Walks and the Thing That Actually Stains Them

- Red clay. Iron-rich, so it genuinely stains rather than just sitting on top, and it sets hard in broomed texture.
- Tyre marks and oil at the parking spots and in the garage apron — a degreaser job, not a pressure job, and the single most common reason a driveway looks blotchy after a cheap wash.
