Dust in a tall building settles on every flat surface above the floor: joist chords, deck flutes, duct tops, light housings and cable tray. Forklift traffic, dock-door drafts and unit heaters shake it loose onto racking, product and machines. Our overhead cleaning services take that load off the structure in one planned pass, bay by bay.
Bar joist cleaning is the slowest part of the job. Open-web joists, with two chords and a web of diagonals, carry far more surface than their footprint suggests. Counting deck, joists, walls and floor, a flat-roofed warehouse often has two to three times its floor area to clean. That is why we price from a site walk and a takeoff, not a guess.
How Warehouse Ceiling Cleaning Works
Every warehouse ceiling cleaning job starts with one question: how much water can this building take? The answer sets the method.
- Dry first, always. Loose dust and debris come off by vacuum, brush and wipe before any water goes up. Wetting heavy dust in place only turns it into mud.
- Low-pressure wash where water is allowed. Steel, painted deck and metal wall panels are washed at low pressure with a cleaner matched to the soil, then rinsed. Fuel-fired hot-water units stay outside, so no exhaust enters the building.
- Hand-wipe where it is not. Electrical gear, controls and many food-plant zones get wiped, not sprayed.
- Some surfaces are dry-only. Faced fiberglass insulation under the deck is dry-dusted, never washed, because water soaks it and pulls the facing loose.
- Water goes where it is supposed to. Wash water is squeegeed and collected, then goes to the sanitary sewer only with your permission and your sewer authority’s approval; otherwise, and always at the Compliance level, it is captured and hauled.
Lifts for high bay cleaning are rented to suit the building: scissor lifts are included, and boom lifts, needed over racking and equipment or for eaves over 32 ft, are itemized. Anyone in a boom basket is tied off.
Protecting Product, Equipment and Production
The worst outcome of industrial ceiling cleaning is clean steel and dirty product. So protection is planned before the first lift arrives.
- Cover or move it. Racking, goods, machines and open lines under the work are covered with poly sheeting or moved out, and covers stay on until the bay is dry. Occupied buildings carry the +25% adder.
- Section the building. One bay at a time, behind a marked-off drop zone, while the rest of the building keeps running.
- Lockout/tagout. Light fixtures and anything electrical are cleaned de-energized. We follow your lockout/tagout program, or coordinate with your electrician on circuits that cannot be shut down.
- Sprinkler heads are left alone. We clean around sprinkler pipe but never wash, wipe, paint or adjust sprinkler heads. A loaded head must be replaced by your licensed fire sprinkler contractor, and we note any we see.
- Off-shift work. Nights, weekends and shutdowns are routine.
Food Plant Overheads and SQF, AIB and FDA Audit Prep
The FDA’s current good manufacturing practice rule (21 CFR 117.20) expects ceilings that can be kept clean, and no drip or condensate from fixtures, ducts and pipes onto food, food-contact surfaces or packaging. SQF and AIB auditors look up as well as down: dust on joists, flaking deck paint and condensate stains over a line all get written up.
