American Services AR provides industrial pressure washing across Arkansas — hot water washing and industrial degreasing for manufacturing plants, warehouses, distribution centers, loading docks, truck courts, dumpster and compactor pads and heavy equipment. Hot water is what cuts oil and grease; cold water mostly moves it around. We recover the wash water where your site requires it, schedule around production — nights, weekends and shutdowns — and send crews trained to OSHA 10 and 40-hour HAZWOPER. Industrial pressure washing starts at $0.12 per square foot of flatwork and $0.22 per square foot of wall, with a $1,450 minimum. Serving Arkansas since 2010, with 3,500+ jobs completed and $2M in general liability coverage.
What Our Industrial Pressure Washing Services Cover
Plant & Warehouse Exteriors
Loading Docks & Truck Courts
Oil & Grease Degreasing
Dumpster & Compactor Pads
An industrial site gets dirty in layers that a storefront never sees: diesel and hydraulic drips across a truck court, tire marks and forklift rubber in the dock lanes, grease and leachate around a compactor, process residue on equipment pads, and years of exhaust film on the building envelope. Industrial power washing on a site like that is not one job. It is a plan that treats each surface with the right heat, chemistry and pressure, in an order that keeps your shipping and receiving moving — which is why our industrial cleaning services start with a site walk, not a price over the phone. As an industrial pressure washing company, we are built for industrial plant cleaning and manufacturing plant cleaning at the scale of a whole property, not a single wall.
Why Hot Water Pressure Washing Matters on Industrial Sites
Diesel, hydraulic fluid, cutting oil, lubricating grease and food fats are all oils, and oil does not rinse off with cold water. Cold water at high pressure knocks the loose soil away and leaves a film behind — and on a slab it often spreads the stain wider than it started. Heated water softens and emulsifies the oil so the detergent can lift it and the rinse can carry it off. That is why every industrial pressure washing job we quote is built on hot water pressure washing units, not a cold-water rig with a stronger nozzle.
Heat also lets us clean at lower pressure. That matters on the things industrial buildings are full of: sealed joints, painted steel, insulated metal panel, gaskets, labels and electrical enclosures. More heat and less pressure removes the grease without cutting the surface underneath it.
Power washing vs pressure washing: you will hear the two used as if they were the same thing. Many in the trade use power washing to mean pressure washing with heated water, which is exactly what industrial work calls for. Whatever a contractor calls it, the question to ask any industrial power washing companies you compare is simple: do their units heat the water?
Industrial Degreasing: Loading Docks, Dumpster Pads and Equipment
Most of the square footage on an industrial property is concrete, and most of the soil on it is oil. Our industrial pressure washing and industrial degreasing covers:
- Loading dock cleaning and truck courts — dock plates, leveler pits, bumpers, apron slabs and the tire-and-diesel lanes where trailers back in.
- Dumpster pad cleaning and compactor pads — grease and leachate that draw pests, hold odor and make the pad a slip hazard. Because this runoff must never reach a storm drain, dumpster enclosures and dock aprons are priced as their own line with containment and recovery included.
- Forklift lanes, equipment pads and fuel islands — hydraulic leaks, tire marks and fuel spillage.
- Heavy equipment and fleet units — on-site heavy equipment cleaning and degreasing for loaders, dozers, excavators and yard equipment, and fleet washing for tractors and trailers, so nothing has to leave the property to get clean.
How do you get an oil stain out of concrete? It is the question we are asked most, so here is a straight answer. Fresh oil lifts cleanly with hot water and degreaser. Oil that has soaked into the slab for years needs dwell time and repeated passes, and some of it leaves a shadow that no method will fully remove from porous concrete. We will tell you which kind you have at the site walk, before you pay for anything.
Pressure Washing Water Reclamation and Recovery
Industrial pressure washing without a recovery plan is a discharge problem waiting to happen. A storm drain is not a sewer. It runs untreated to the nearest ditch, creek or river, and industrial wash water — carrying oil, metals, solids and detergent — is not allowed to go there. On many industrial properties the drainage runs to storm rather than sanitary, and it is not always obvious which drain goes where.
So we settle the route before a drop of water hits the ground. Here is how to reclaim water from pressure washing on an industrial site: we cover or berm the storm inlets in the work area, contain the wash water, vacuum it up, and send it to the discharge point your site approves. If your facility operates under a stormwater permit or a SWPPP, send it with the request for quote and we will work to it.
For food, beverage and other regulated facilities, our Compliance service level adds food-safe chemistry, full water recovery and containment, and a written service and wash water record for your audit file. Wash water that has to be hauled off site goes through licensed transport and disposal partners and is billed as its own line.
Industries We Serve Across Arkansas
We provide industrial pressure washing for six kinds of Arkansas operations, and each one gets its own schedule, chemistry and safety plan:
Manufacturing & Processing
Manufacturing plant cleaning for production building exteriors, process-area floors, equipment pads and waste areas, scheduled into shutdowns and shift changes.
Warehousing & Distribution
Warehouse dock doors, truck courts, trailer lanes, compactor pads and the building envelope, sequenced so receiving never stops.
Food & Beverage
Food-safe chemistry and full wash water recovery, fitted into your sanitation windows, with a written record for your file.
Trucking & Logistics Yards
Fuel islands, wash pads, shop floors and fleet washing for tractors and trailers on site.
Defense, Military & Government
Defense manufacturing sites in Camden and East Camden, plus Department of Defense installations — we hold DBIDS base access for Department of Defense installations, and we work to each site’s security, escort and safety rules.
Construction & Heavy Civil
Equipment washdown, site concrete and final cleanup before turnover and inspection.
Safety Standards on Your Site
Industrial pressure washing puts a crew among hazards it never meets at a storefront: moving forklifts and trucks, energized equipment, process chemicals, confined spaces and work at height. Our crews are trained to OSHA 10 and 40-hour HAZWOPER and are General Pump trained. We are members of the PWNA (Power Washers of North America) and the UAMCC.
On your property we work to your safety program, not ours alone: your site orientation, permits, lockout/tagout and PPE rules. We will complete your pre-task plan or JSA before we start. We carry $2M in general liability ($1M per occurrence, $2M aggregate), and your COI and W-9 are available on request.
Industrial Pressure Washing Cost
We publish our industrial pressure washing rates so you can budget before you call. Exterior work is priced per square foot of washed surface — wall area (perimeter × washed height) plus flatwork — not building footprint. Your final price depends on square footage, soil level, access and lift work, water and discharge arrangements, and the hours you need us on site. We walk the site and send a written, line-item quote.
| Service level | What is included | Starting rate |
|---|---|---|
| Standard | Hot or cold water or soft wash of building walls from ground level, light to moderate soil | from $0.22 / sq ft of washed surface · $1,450 minimum |
| Flatwork — lots, docks & walks | Hot water and a surface cleaner on concrete lots, loading docks, drive lanes and sidewalks, light to moderate soil | from $0.12 / sq ft of flatwork · $1,450 minimum |
| Industrial — most requested | Hot water and degreaser, dock faces and building exteriors, lift and boom work (rented lift included up to 5 rental days; after that, lift rental at cost + 30%), berm-and-vacuum water recovery | from $0.62 / sq ft of washed surface · $3,500 minimum |
| Dumpster pads & dock aprons | Hot water degreasing of dumpster enclosures, compactor pads and dock aprons, containment and recovery included | $0.85 / sq ft of pad or apron, as a line on an Industrial or Compliance job (that job’s minimum applies); a pad on its own is quoted per job |
| Compliance | Food-safe chemistry, full water recovery and containment, written service and wash water record; hauled wash water billed separately at cost + 30% | from $0.85 / sq ft of washed surface · $5,000 minimum |
| Interior high-bay cleaning | Warehouse and plant ceilings: deck, bar joists, pipe, conduit, light fixtures and interior walls, from the floor or from lifts | See high-bay cleaning |
| Heavy equipment | On-site hot water degreasing: tracks, undercarriage, engine compartment and full exterior, by a two-technician crew billed shop to shop (travel time included). Bid-form unit prices cover exterior, tracks or wheels and undercarriage on routine soil; caked or neglected machines are billed hourly | $300 / two-technician crew-hour, shop to shop · unit prices for bid forms (routine soil): from $145 / machine per visit for a skid steer or mini excavator, larger machines priced by class, $600 minimum per visit on unit-price work |
The Standard, Industrial and Compliance rates and minimums are plus a per-trip fuel surcharge, and per-machine heavy equipment visits carry a per-visit fuel charge: $150 with diesel at or under $5.00 a gallon, re-set in steps above that. Arkansas diesel is above $5.00 today, so the current figure is on your quote; hourly work bills travel time instead. Sites more than 60 miles from Conway carry a travel line on the quote. On jobs under roughly 5,500 to 6,500 sq ft of wall (about 12,000 sq ft of flatwork), the minimum is the price. All rates are before Arkansas sales tax. Recurring industrial pressure washing — monthly docks, quarterly exteriors, annual interiors — is quoted as a contract, and multi-site operators can put every Arkansas location on one agreement.
