Roof Cleaning Services in Central Arkansas: Soft Wash Black Streak, Algae & Moss Removal

Roof cleaning services from American Services AR remove black streaks, algae, moss and lichen from asphalt shingle, metal and tile roofs across Central Arkansas with low-pressure soft washing, never a pressure washer. We are locally owned in Conway and have cleaned Arkansas roofs since 2010, fully insured.

American Services AR is rated 4.9 stars on Google, locally owned in Conway and serving Arkansas since 2010.

Those dark streaks on a shingle roof are not dirt. They are Gloeocapsa magma, a cyanobacterium that lives on the limestone filler in shingles and spreads on shaded, north-facing slopes first. Arkansas gives it long humid summers, warm nights and tree cover. The streaks themselves are cosmetic, but the shade and moisture that feed them also bring moss and lichen.

A job with us starts with a free online estimate from your address and a written quote. The crew protects the landscaping, applies a biodegradable soft wash solution at close to garden-hose pressure, lets it dwell, rinses at low pressure and flushes the gutters, the method the Asphalt Roofing Manufacturers Association (ARMA) recommends for asphalt shingles. Call it roof washing or roof cleaning; the job is the same.

What’s Included

Every roof cleaning we sell includes landscape protection, a soft wash of the whole roof, a low-pressure rinse, a gutter flush and a written service record; heavy growth or lichen gets an algae pre-treatment pass before the main wash.

  • Black streak and algae removal. A soft wash of every slope, not just the streaked north face, that treats Gloeocapsa magma at the root instead of bleaching the surface.
  • Moss and lichen treatment. Thicker growth gets a stronger mix and a longer dwell. Lichen is killed and left to release over the following weeks, never scraped.
  • Landscape and gutter protection. We pre-wet shrubs, beds and lawn, divert downspouts away from plantings, rinse again before we leave and flush the gutters clean of wash residue.
  • Algae pre-treatment and ridge cap detail. A first pass on the heaviest growth before the main wash, plus hand attention to ridge caps and hips, where streaking usually starts.
  • Written service record. What was applied, where, and dated before and after photos for your file, your listing or your insurer.

Not included: leaf and debris removal from gutters (that is gutter cleaning, one of our gutter services), and roof repairs, flashing or sealant work.

Benefits

A professional roof wash takes the streaks off, stops moss and lichen before they lift shingle edges, and restores the look of the house for a small fraction of what a new roof costs.

  • Granules stay on the shingle. Soft washing removes the growth without the pressure that strips the granule layer protecting the asphalt.
  • A cooler roof deck. Dark, streaked shingles absorb more sun than clean ones, so a cleaned roof can run cooler in July.
  • Curb appeal that photographs. Streaks are the first thing a buyer, an appraiser or an HOA board sees.
  • Results that last. In Central Arkansas humidity a soft wash typically holds for 2 to 4 years.

What It Costs to Put It Off

Black streaks are cosmetic; moss and lichen are not, and left long enough they turn a cleaning bill into a roofer’s bill.

  • Moss shortens shingle life. Algae staining by itself does not harm the shingle, but moss holds water against it; shingles that stay damp shed granules sooner, and bare asphalt cracks and curls in the sun.
  • Moss lifts shingle edges. As it thickens it wedges under the tabs, lets wind-driven rain underneath and keeps the deck damp — how a cosmetic problem becomes a leak.
  • Lichen pits permanently. Lichen roots into the granule layer; left for years it leaves pock marks no cleaning can undo.
  • Insurance letters. Some carriers photograph roofs at renewal, and a roof covered in growth can draw a condition notice or a non-renewal.
  • The DIY shortcut. A rented pressure washer takes the streaks off and the granules with them, and some shingle warranties exclude damage from high-pressure washing.

What to Plan For

Soft washing is the right method for a roof, but it has limits and needs cooperation from the weather and the household.

  • Streaks fade, they do not vanish on the spot. The treatment kills the growth on the day; rain and sun carry it off over days to a few weeks. Heavy lichen may need a second application.
  • Cleaning removes growth; it does not put granules back. Shingles that are already bald, curled or cracked will be clean but still worn.
  • Weather. We need no rain expected for about 24 hours and temperatures above roughly 40°F so the solution can work; high wind delays the job because of overspray.
  • Access, water and prep. We use your outdoor spigot and need clear access around the house. Keep pets inside and windows closed during the application, and move grills, furniture and vehicles away from the drip line.
  • Tall or specialty roofs. Three-story homes and metal or tile roofs are quoted after we have measured and seen the roof.

Who It’s For

Roof cleaning fits any Arkansas homeowner with a shingle, metal or tile roof that has streaks, moss or lichen and is otherwise sound.

  • Homes with black streaks on the north-facing slope that show from the street.
  • Sellers getting a listing ready, owners with an HOA notice, and buyers whose inspection flagged growth on the roof.
  • Anyone whose insurer asked for roof condition photos at renewal.
  • Houses under heavy tree cover where moss and lichen have taken hold.
  • Rental houses and small multi-family buildings.

It is not for a roof that is leaking, missing shingles or scheduled for replacement; a roofer comes first. See the Conway roof cleaning and Little Rock roof cleaning pages for local details, and our commercial roof cleaning page for buildings.

How a Job Works

A roof cleaning with us follows the same six steps, and you usually see the price before anyone drives to the house.

1. Free online estimate from your address

Send the address and a photo or two of the streaking; we usually measure the roof footprint from aerial imagery.

2. Written quote

You get the measured roof footprint, what is included, the one-time tier price, the Clean Roof for Life price and the deposit in writing; heavy growth or lichen in the photos raises the quote.

3. Scheduled crew

We pick a dry day with you, confirm the prep list and text when the crew is on the way.

4. Protection and pre-treatment

We pre-wet gutters, downspouts and landscaping, divert downspouts away from beds and cover anything you flagged; where the photos showed heavy growth or lichen, that area gets its pre-treatment pass now.

5. Soft wash, dwell and rinse

The biodegradable solution goes on at low pressure and dwells 15 to 20 minutes so it treats the algae, moss and lichen at the root. The roof is then rinsed at a pressure that moves dead growth without disturbing granules, and the gutters are flushed clean.

6. Walk-through and service record

We rinse the plants again, walk the property with you and leave a written service record with dated photos. Want Clean Roof for Life? Next year’s visit is booked before the truck leaves.

Standards and Safety

We clean roofs the way the shingle manufacturers say to and work at height the way the fall-protection rules say to.

  • Method. The Asphalt Roofing Manufacturers Association (ARMA) recommends removing algae from asphalt shingles with a low-pressure application of a sodium hypochlorite based solution and a gentle rinse, and warns against pressure washing.
  • Fall protection. Our crews are OSHA 10 and HAZWOPER 40 trained. On roof work they use anchors, harnesses and tie-off, or work from the eave with extension equipment, following OSHA’s fall protection requirements for work at height.
  • Chemistry and runoff. The wash is a sodium hypochlorite and biodegradable surfactant blend mixed on site, and pre-wetting and a thorough rinse keep what reaches your beds diluted.
  • Insurance and records. American Services AR carries general liability insurance with a $2M aggregate limit; a certificate is available on request.

Pricing

A one-time roof cleaning starts at $449 for a roof footprint up to 1,500 sq ft, and our residential minimum starts at $299; once the roof is clean, the Clean Roof for Life plan keeps it that way from $399 a year.

Clean once. Clean for life. We clean your roof once, then one visit a year keeps it clean for as long as you own your home and keep your yearly visit. If black streaks, moss or lichen come back between visits, so do we, at no charge. Each visit is a light soft wash of the whole roof and a roof check with dated photos, plus a free roof check after hail or high winds. Nothing is due today: you are billed when we come, with no subscription, and the plan passes to a buyer who keeps the yearly visit.

Home size Clean Roof for Life, per yearly visit
Under 2,500 sq ft $399
2,500 to 3,499 sq ft $449
3,500 to 4,499 sq ft $499
4,500 sq ft and up $549

Prices are per visit, tax included. Join within 7 days of your roof cleaning and your yearly price is locked for three years. The plan covers algae, moss and lichen regrowth and ends if a yearly visit is skipped; roof wear, storm damage, leaks and repairs are not included.

One-time roof cleaning

Price follows the roof footprint we measure from your address — the building footprint, not the living area.

Roof footprint Good Better Complete
Up to 1,500 sq ft $449 $599 $749
1,501 to 2,499 sq ft $599 $799 $999
2,500 to 4,000 sq ft $799 $1,199 $1,499
  • Good. Soft wash of the whole roof that removes algae, moss and lichen, with one year of free re-treatment if the growth comes back.
  • Better. Everything in Good plus an algae pre-treatment pass on the heaviest growth and ridge cap detail, with two years of free re-treatment.
  • Complete. The full soft wash with pre-treatment, with three years of free re-treatment.

These are starting points: a footprint over 4,000 sq ft is quoted after we measure, and heavy plane-wide growth or lichen moves a roof up one step. Your written quote follows the measured roof, and a deposit is normal to hold the date. House washing and gutter cleaning add to the same visit.

Frequently Asked Questions — Roof Cleaning

These are the questions Central Arkansas homeowners ask before booking a roof cleaning.

How much does roof cleaning cost in Central Arkansas?

A one-time roof cleaning from American Services AR starts at $449 for a roof footprint up to 1,500 sq ft, $599 from 1,501 to 2,499 sq ft and $799 from 2,500 to 4,000 sq ft; the Better and Complete tiers run from $599 to $1,499 by footprint, and our residential minimum starts at $299. The Clean Roof for Life plan then keeps the roof clean from $399 a year, tax included and billed per visit. Heavy growth or lichen moves a roof up one step; your written quote follows the measured roof.

Will roof cleaning damage my shingles?

Not with the soft wash method we use. High-pressure washing does damage shingles: it strips the protective granules, and most shingle manufacturers warn against it. Our low-pressure soft wash follows the Asphalt Roofing Manufacturers Association (ARMA) recommendation for cleaning algae from asphalt shingles. We never put a pressure washer on a roof.

What is the difference between soft washing and pressure washing a roof?

Soft washing applies a cleaning solution at close to garden-hose pressure to kill the algae, moss and lichen, then rinses gently. Pressure washing blasts the growth off, and on a shingle roof that force takes the granules with it. Soft washing takes longer to look finished, but it leaves the shingle intact.

How long do the results last?

Soft wash roof cleaning results typically last 2 to 4 years in the Central Arkansas climate. Shaded roofs under heavy tree cover and north-facing slopes come back sooner than roofs in full sun.

Will the chemicals harm my gutters, plants or pets?

We pre-wet and protect landscaping before treatment, divert downspouts where runoff would reach beds, rinse plants again afterward and flush the gutters before we leave. The solution is the sodium hypochlorite and biodegradable surfactant blend that is standard for roof soft washing. Keep pets inside and windows closed during the application, and tell us about ponds or sensitive plants.

How often should an Arkansas roof be cleaned?

Every 2 to 4 years is typical for a Central Arkansas home. Roofs under heavy tree cover, on shaded lots or with a north slope facing the street tend to need it closer to every two years. Look at the roof each spring: when the streaks are back, it is time.

Does it work on metal or tile roofs?

Yes. Standing seam and painted metal roofs and concrete or clay tile roofs can all be soft washed, but they use a different mix and rinse approach than asphalt shingles, and tile is walked as little as possible. We quote metal and tile after we have seen the roof.

Can I clean my own roof?

Roof cleaning means working at height on a wet, sloped surface, handling a chlorine-based solution and managing where the runoff goes, and all three carry real risk. A professional crew works tied off or from the eave with the right chemistry and equipment, and the cost is usually far less than a repair after a DIY pressure wash, or a fall.

Do insurance companies care if my roof is dirty?

Some carriers now ask for roof condition photos at renewal or send an inspector, and heavy algae, moss or lichen can draw a condition notice, a demand for repairs or a non-renewal letter. A clean roof with dated photos and a written service record answers that request.
