Parking garage waterproofing is routine maintenance. Repairing the concrete after water and salt get in is a capital project, which is why a parking garage coating belongs on the maintenance schedule before the damage starts. Why Parking Decks Deteriorate
Concrete is porous. Water soaks in, and in winter it carries chlorides from the deicing salt that tires track in from the street. When chlorides reach the reinforcing steel, the steel rusts, expands and cracks the concrete from the inside. That is where the spalls, rust stains and hollow-sounding patches on an older deck come from.
Arkansas salts far less than the Upper Midwest, but winter storms still bring salt and brine, and cars carry it to where water ponds: drains, low spots, entrance lanes and ramp bottoms. Add freeze-thaw cycles and summer heat on the top level, and a deck with no parking deck coating ages much faster than it has to.
Sealer, Traffic Coating or Membrane: Choosing the Right Parking Deck Coating
The right parking deck coating depends on what is under the deck, how cracked it is and how hard the traffic is. Many garages use all three: sealer on the parking field, traffic coating where tires turn and climb, and a membrane over occupied space.
- Penetrating silane siloxane sealer. A parking deck sealer soaks into the concrete and lines the pores with a water repellent. There is no film to peel, and the color and traction of the deck barely change. It cuts the water and chloride the slab takes in, but it will not bridge a crack, so cracks and joints are sealed separately. It suits parking fields on supported levels and newer decks.
- Two-coat traffic coating. A base coat plus a wear coat with aggregate broadcast into it: the abrasion layer for ramps, turns, entrances, exits, pay lanes and walkways. It seals the surface and adds slip resistance, but it is not designed as a crack-bridging membrane.
- Full crack-bridging membrane. The complete elastomeric system of primer, waterproofing base membrane, aggregate wear coat and topcoat, in urethane or polyaspartic. This is the parking garage waterproofing answer for decks over occupied, finished or electrical space, plaza decks and levels that already leak. ASTM C957 is the standard specification for this class of membrane. Manufacturers set their own installer and warranty rules, so we quote a membrane only after the system and prep are confirmed for your deck, and state in writing what warranty applies, if any.

Surface Prep: Where Deck Coatings Succeed or Fail
A parking garage coating is only as good as its bond to the concrete, and the bond is made in prep. A parking garage deck coating job includes:
- Wash and degrease. Hot water and degreaser pull oil, tire residue and salt out of the surface; oil left in the slab is a common reason coatings let go. See industrial pressure washing and degreasing.
- Shot blast to profile. For traffic coatings and membranes, a steel-shot blaster with a dust collector removes laitance and old sealer and opens the surface to the ICRI concrete surface profile (CSP) the product calls for. For vehicular systems that is often CSP 3 or rougher, and acid etching is generally not accepted.
- Cure and moisture check. New concrete must be cured first; vehicular systems commonly call for 14 to 28 days, and the data sheet governs. We run a plastic-sheet moisture test (ASTM D4263) before we coat.
- Crack and joint detailing. Hairline cracks that do not move get a pre-stripe of base coat. Moving cracks and joints are routed, fitted with backer rod or bond breaker, and sealed. We run a sealant cove at walls, curbs and columns, and wide expansion joints get their own joint system instead of coating.
- Existing coatings. A failing coating is tested or removed. Coating over it only buys a second failure.
Keeping the Garage Open: Phasing, Cure Time and Weather
Most garages cannot close, so we split a parking garage coating project into zones by level, bay or half-ramp and always leave a way in and out. You get a zone map and dates for tenant notices, and we set barricades and signage. We schedule 24/7, so work runs nights and weekends when the deck is emptiest.
Sealer work reopens fastest. Traffic coatings and membranes commonly need 24 to 48 hours of cure before cars return, and longer in cool weather. One zone cures while the next is prepped. An exposed top deck in July can run hotter than many products’ application limits, so we coat top levels early, late, or in spring and fall, and check rain, humidity and dew point before every coat. Some urethanes carry a strong odor, so near air intakes we plan ventilation and timing in advance.
Water, Dust and Drain Control
Garage floor drains do not always run to a sanitary sewer, and wash water carrying oil, metals and grit should not reach the storm system. Before we wash a deck for a parking deck coating, we find where each drain goes, cover or berm the inlets in the work zone, recover the wash water and send it to the discharge point your site approves. Shot blasting runs through a dust collector, spent shot is recovered, and neighboring cars are protected.
Cracks, Joints and Concrete Repair: Where We Stop
We self-perform non-structural prep such as sealing cracks, replacing joint sealant and patching shallow defects, so that work does not wait on another trade. We do not do structural engineering. Exposed or corroded rebar, delamination over steel, post-tensioning tendons, cracked beams or anything affecting load capacity needs a licensed structural engineer to evaluate it and design the repair. If we find it during prep, we mark it, photograph it and hold that area until your engineer weighs in. A parking garage coating over active corrosion only hides the problem.

Parking Garage Traffic Coating Cost and Parking Deck Coating Rates
We publish starting rates so you can budget before you call. Rates are per square foot of deck and include standard surface prep and the system; repairs, coating removal and restriping are priced on top. Each system carries a minimum charge per mobilization, and larger decks cost less per foot. We walk the garage and send a written, line-item quote by zone. On coating contracts of $50,000 or more, we work as a subcontractor under your licensed general contractor. Where a tier break would make a larger deck cost less than a smaller one, the job is billed at the higher total, so the price never drops as the area grows.

What changes the price: the amount of crack, joint and surface repair; removing an old coating; the number of phases; night or weekend-only access; clearance height and equipment access; restriping after the parking deck coating; and the weather window.
