Industrial floors fail in different ways. Forklift wheels grind thin coatings away in turning lanes, battery acid softens ordinary epoxy, and washdown attacks the bond at walls and drains. An industrial floor coating has to be chosen for the abuse the floor actually takes, which is why our epoxy flooring work starts with a site walk and a slab test, not a color chart.
The Coating Systems, in Plain Terms
Thickness is measured in mils, thousandths of an inch; an eighth of an inch is 125 mil. More film means more wear life, but only when it is bonded to a properly prepared slab.
- 100% solids epoxy, 8–12 mil. Two coats of solvent-free epoxy. It bonds hard, builds thickness at the lowest cost per foot, and suits dry warehouses, storage and light manufacturing.
- Polyaspartic / polyurea floor coating, two coats, roll-applied. A fast-curing concrete floor coating that holds its color in daylight and resists abrasion. We roll it on; we do not offer spray-applied polyurea.
- Broadcast system. A food-safe epoxy primer, a full aggregate broadcast for texture, and two polyaspartic topcoats: thicker, slip-resistant and built for wet processing and washdown areas, usually with an integral cove base.
- Novolac epoxy, 40–60 mil. Built up in multiple coats for battery rooms, chemical storage and acid splash.
- Novolac mortar, 1/8 inch, plus two seal coats. A troweled mortar for floors that see heavy chemicals and impact together.
A two-coat film is not the answer for every lane. Hard-wheel forklift traffic, pallet drops and tight turning areas usually call for a thicker build, such as the broadcast system, and we will say so at the site walk.
Polyaspartic Floor Coating vs Epoxy
Neither wins everywhere. Epoxy is forgiving to install, builds thickness and bonds very well. Its limits are a slow cure and a tendency to amber in UV light.
A polyaspartic floor coating answers both. Polyaspartics are a type of aliphatic polyurea: UV-stable, abrasion-resistant and fast-curing, so the floor is back in service sooner. The trade-offs are a higher price per foot and a short working time, which in an Arkansas summer means small batches and planned sections.
Many warehouse floor coating systems use both: epoxy for bond and build, polyaspartic on top for wear. With a long shutdown, straight epoxy is often the value pick. If you need the floor back fast, or it sits in daylight at the dock doors, polyaspartic earns its premium.
Surface Prep and Moisture Testing: Where Floors Fail
When an epoxy floor coating peels, the cause is almost always underneath it, not in the can. Prep is the longest line in our plan:
- Degrease first. Coating over oil means delamination. Oil-soaked slabs get hot water degreasing before any grinding, the same process as our industrial pressure washing.
- Mechanical profile. Diamond grinding or shot blasting cuts the concrete surface profile (CSP 1–10 under ICRI Guideline 310.2R-2013) that the data sheet calls for: typically CSP 2–3 under thin films, CSP 3–5 under high-build coatings, and CSP 4 or rougher under mortars. We do not acid-etch industrial floors.
- Moisture testing. Moisture rising through a slab causes blistering and delamination. We test with calcium chloride kits (ASTM F1869), in-slab relative humidity probes (ASTM F2170), or both, against the manufacturer’s limit. If the slab is too wet, a moisture vapor barrier goes down first.
- Cracks, spalls and joints. We self-perform the concrete repair. Saw-cut control joints are filled; true expansion and isolation joints are carried through the coating so the slab can still move.
- Dew point. Most coating data sheets require the slab to be at least 5°F above the dew point, or invisible condensation ruins the bond. With Arkansas humidity and open dock doors, we check it before every coat.
- Dust control. Grinding and shot blasting run with vacuum dust collection at the tool. Floor grinders are set up to the engineering controls in OSHA’s respirable crystalline silica standard for construction (29 CFR 1926.1153, Table 1), with HEPA vacuuming between passes indoors.
Novolac Epoxy for Battery Rooms and Chemical Areas
Standard epoxy handles spills that get wiped up. It does not handle acid left standing over a weekend. Novolac epoxy has more reactive sites per molecule, so it cures into a tighter network with better resistance to acids, solvents and heat. It belongs in forklift battery charging rooms and chemical and drum storage. We install it as a 40–60 mil film or a 1/8-inch mortar, and recommend it only where the exposure or the spec calls for it. Scheduling Around Production: Cure Time and Downtime
On most epoxy floor coating jobs, the biggest cost is not on our invoice: it is the hours your floor is closed. Polyaspartic topcoats typically take foot traffic within hours and wheeled traffic in about a day. Epoxy typically needs overnight between coats and several days before forklifts, with full chemical cure taking up to a week. Temperature changes all of it, and the data sheet for your system sets the final numbers.
On floors that cannot stop, we phase the job aisle by aisle, with barricades and a traffic plan agreed with your operations lead. We are open 24/7, so loud or strong-smelling steps can run nights, weekends or shutdowns, ventilated away from food, packaging and people.

What changes the price: square footage, slab condition, moisture results, system and thickness, cove and striping footage, and access and working hours. Moisture testing is its own line on every quote, and the quote carries a moisture-test clause, so a wet slab gets the vapor barrier at the unit price above, not a surprise change order. Public bids that require a bid, performance or payment bond carry that cost as its own line. Floor-coating projects of $50,000 or more are contracted through a licensed Arkansas commercial prime contractor, with American Services AR as the coating subcontractor. Where a tier break would make a larger area cost less than a smaller one, the job is billed at the higher total, so the price never drops as the area grows. Areas under about 1,000 sq ft are quoted individually. Any warranty is written into the quote, and we never promise a term beyond the coating manufacturer’s own written warranty.
