Hotel exterior cleaning in Arkansas is really several jobs at once. Humidity grows green and black algae on north-facing and shaded walls. Spring pine pollen coats every ledge and railing. Storms splash red clay onto the bottom of the walls. Black streaks run down from window frames and from the through-wall air-conditioning units in each room (PTACs). Gum builds up at the doors, and breakfast grease collects on the dumpster pad. Each needs its own pressure, heat and chemistry.

Hotel Exterior Cleaning: Soft Washing EIFS, Stucco and Siding

Most hotel walls are EIFS (synthetic stucco), traditional stucco, fiber cement, vinyl siding or brick. None of them should see high pressure. A pressure washer tip can gouge the EIFS finish coat, cut the sealant around windows and PTAC sleeves, and drive water behind the wall, where the damage stays hidden.

So we soft wash: a sodium hypochlorite cleaner with a surfactant, applied at low pressure, given dwell time to kill the algae and mildew, then rinsed gently. We wet the landscaping before and after, cover PTAC grilles and exterior outlets, and ask the front desk to keep windows and balcony doors shut on the side we are washing. Rust and orange irrigation stains need a different cleaner, so we test a spot and tell you what will come out before you pay.

Up to three stories, we reach the walls from the ground. At four stories we still work from the ground if the rig reaches the top; if not, a rented lift appears on the quote as its own line.

Porte-Cochere and Entrance Cleaning, Plus Pool Deck Cleaning

The porte-cochere is the first thing a guest sees. Idling cars drip oil on the drive-under slab, luggage carts leave wheel marks and exhaust leaves a gray film on the canopy. Our porte-cochere and entrance cleaning covers the canopy underside, fascia, columns and light fixtures, then the concrete below and the walks to the lobby doors. Hot water lifts oil and gum instead of smearing them, and on entrances, sidewalks and curbs our hot water surface cleaners enclose the spray and keep it off doors and glass.

Pool deck cleaning takes the most care. We ask that the pool be closed while we work, keep the cleaner out of the water and rinse toward the deck drains. Textured cool-deck coatings and pavers get lower pressure than broom-finish concrete. Our wall cleaner is chlorine-based and could shift the pool’s water balance, so we tell your pool operator when we finish.

Breezeway Cleaning and Motel Pressure Washing

On a motel with exterior corridors, every guest door opens onto a walkway, and the walkways take the hardest wear on the property: gum, spilled drinks, ice-machine drips and tracked-in red dirt. Motel pressure washing is mostly breezeway work, so we price it by the linear foot of walkway per level. The time goes into detail: stair treads, railings, the underside of the upper walkway and the edge along every door.

We work from the top down. Pressure stays low near doors so water doesn’t run under the thresholds, and the spray stays off keycard locks, outlets and vending machines. We use the front desk’s occupancy list to clean outside vacant rooms first.

Guest-Safe Scheduling Around Check-In and Check-Out

We are open 24/7, so the work fits around your guests. A typical plan:

  • Overnight and early morning: the porte-cochere, main entrance, pool deck and dumpster pad, finished and dry before breakfast
  • Between check-out and check-in: the walls and breezeways outside guest rooms, when the most rooms are empty

Pressure washers are not silent, so at night the rig parks as far from occupied rooms as the hoses allow. Every work area gets cones and wet-surface signs, one entrance and the accessible route to the front desk stay open, and we cone off the spaces next to the wall being washed so guest cars stay clear of overspray.

Good times to book: after the spring pollen, before a brand quality inspection or a sale, and after a renovation once the post-construction cleanup is done. If something can’t wait, like oil under the canopy the night before a tour group arrives, call at any hour and we will tell you when a crew can be there.

Wash Water, Storm Drains and Kitchen Areas

A parking-lot storm drain usually empties into a ditch or creek, not a treatment plant, and wash water carrying grease and cleaner is not supposed to go there. We cover or berm the storm inlets in the work area first. Where your city or management company requires it, we contain and recover the wash water and discharge it only where the local rules allow.

The line total is $8,186, quoted as $8,200; a lift, when needed, is its own line.
