Commercial Window Cleaning in Arkansas: Storefronts, Offices & Multi-Tenant Buildings

Commercial window cleaning (most buildings call it commercial window washing) is the glass, frames, tracks and sills of a storefront, office or multi-tenant building cleaned inside and out on a monthly, quarterly or twice-yearly schedule, so the property looks the same in month nine as it did in week one. American Services AR has cleaned commercial glass across Central Arkansas since 2010 for retail centers, offices, medical buildings, restaurants, car dealerships, churches and apartment communities, one-off or on a recurring program.

Arkansas is hard on glass. The water is hard, so sprinkler overspray and parapet run-off etch minerals into the surface if they sit; spring pollen and highway dust film a storefront between visits; and most commercial glass here sits above ground level, over a sidewalk that cannot be closed, on a business that is open while the work happens. Doing it properly means the right access method for each elevation, with the frames and tracks cleaned alongside the glass.

The job starts with the address. Send it through the free online estimate, we count the glass and check the access, you get a written line-item quote with every adder shown, and a crew is scheduled around your trading hours. When the work is done we walk the glass with your manager and set the interval.

What’s Included in Commercial Window Cleaning

Every visit covers the glass on both sides where access allows, and the frames, tracks and sills are written into the scope as their own line, because the frames and tracks decide whether a building looks clean from the sidewalk. Tracks hold grit and water; skip them and the glass stains again within days.

  • Glass inside and out, on whichever schedule you choose for each side, with frames, tracks and sills on every visit.
  • Entrance, vestibule and door glass, including the handprint line at every push bar, rinsed with purified water so it dries without spotting.
  • A coned and signed walkway, a certificate of insurance and W-9 naming your entity, and a written scope of what each visit covers.

Storefront and ground-level glass

Entrances, display windows and vestibules, cleaned by squeegee inside and out — the glass a customer judges before the door opens.

Mid-rise and multi-story glass

Two to roughly four stories reached by water-fed pole with purified water, worked from the ground.

Apartment and multi-family glass

Breezeway, stairwell, clubhouse and leasing-office glass, run under our multi-family services.

Post-construction glass

Stickers, mortar, paint and film scraped off without scratching tempered or coated units, quoted under construction cleanup.

Interior, exterior, or both. Exterior glass takes the pollen and rain-spotting; interior glass mostly collects handprints near doors, so we quote them separately and they can run on different schedules.

Benefits of a Commercial Window Cleaning Program

A recurring program costs less per visit than calling when the glass already looks bad, and it is the only thing that reliably keeps hard-water staining from becoming a restoration bill.

  • First impressions. For retail, medical, dental and dealerships, the glass is the first thing a customer judges.
  • A lower price per visit. The route is already being driven and the pole is already on the truck; a one-off caller pays for a mobilization every time.

What It Costs to Put It Off

Glass that is left too long stops being a cleaning job and becomes a restoration job, priced separately and not always reversible. Central Arkansas water is hard, and on commercial glass that matters more than dirt: sprinkler overspray, parapet run-off and condensation leave minerals that bond to the surface, and past a certain point they have etched in.

  • Mineral staining is a restoration job, not a wash. It takes an abrasive or acid treatment, it is priced on its own line, and on glass left for years we cannot promise a full result.
  • Neglected upper-story glass takes longer on every pass of the pole, so the first visit on a neglected building costs more than the program rate.
  • Sprinkler heads throwing onto the glass bring the staining straight back. Adjusting them costs nothing compared with restoring a storefront.

What to Plan For

Access decides the price, and there are a few honest limits worth knowing before you ask for a quote.

  • Ground level and first floor — squeegee and traditional method, inside and out.
  • Two to roughly four stories — water-fed pole with purified water from the ground.
  • Interior atria, lobbies and high interior glass — lift work, scheduled outside occupied hours, with floor protection down first.
  • Above roughly four stories — the building needs suspended access or rope descent. We do not perform rope-descent high-rise work, and we would rather say so at the walk-through than bid a building we are not the right contractor for.
  • Hard-water etching — restoration cannot always reverse damage that has sat for years.
  • Weather — exterior glass is not cleaned in rain, high wind or freezing temperatures; we reschedule rather than rush.
  • Post-construction glass may already be damaged — tempered and coated glass scratches easily.

Who It’s For

Commercial window cleaning is for any building where the glass is part of the first impression or part of the lease.

  • Storefronts and retail centers — display glass and entrances, cleaned before opening.
  • Offices and professional buildings — quarterly exterior, interiors on a longer cycle.
  • Medical and dental practices — monthly, because the glass is touched constantly.
  • Restaurants and car dealerships — handled all day, lit all night.
  • Churches and schools — often twice yearly, with high sanctuary glass by lift.
  • Apartment and condominium communities — clubhouse, leasing office, breezeway and stairwell glass under multi-family services.
  • Light industrial office fronts and general contractors needing final-clean glass at handover.

If you manage several buildings, one schedule saves more than negotiating each separately. Commercial window clients often add the entry concrete, the building exterior and the parking surface to the same program, as do hotel exteriors — see concrete cleaning and parking lot striping and sealcoating.

How a Commercial Window Cleaning Job Works

From the address to the signed-off glass the job runs in six steps, and the written quote comes before anyone rolls a truck.

1. Free online estimate from the address

Send the address through the free online estimate or call (501) 289-5623. We count the glass from the elevations, check the access for each floor and look for sprinkler heads hitting the glass.

2. Written line-item quote

Exterior, interior, frames and tracks, access and any restoration each sit on their own line, with the program price next to the one-off price.

3. Insurance paperwork and the schedule

A certificate of insurance and W-9 naming your lease or management entity go out before we mobilize; the date is set around your trading hours and badge-in rules.

4. The clean

The crew cones and signs the walkway, works ground-level glass by squeegee, upper floors by water-fed pole from the ground, and interiors around your staff. Frames, tracks and sills every visit.

5. Walk-through and sign-off

We walk the glass with your manager before the truck leaves. Anything missed is corrected before we leave, and pre-existing scratches or etching are documented.

6. The interval is set

Monthly, quarterly or twice yearly, depending on the building and what sits next to it; a crew that knows the building returns on the same route.

Standards and Safety

We clean commercial glass from the ground wherever the building allows it, and we do not take on work that needs rope descent. Above roughly four stories a building needs suspended access or a rope descent system, and under federal rule 29 CFR 1910.27(b) the building owner must certify in writing that the roof anchorages have been inspected, tested and certified before anyone descends from them.

On the buildings we do clean: water-fed poles keep the crew on the ground instead of on ladders over a public sidewalk, walkways are coned and signed, and exterior glass is rinsed with purified water rather than detergents that stain frames. Crews are trained to OSHA 10 and 40-hour HAZWOPER, and American Services AR carries general liability insurance with a $2M aggregate limit.

Commercial Window Cleaning Pricing — Central Arkansas

Commercial window cleaning starts at $12 per pane for exterior-only service, with a $299 minimum per visit, and every building is quoted as a package after we count the glass. A recurring program is priced per building and comes in lower per visit than a one-off clean.

Package Starting Price What It Covers
Exterior Program From $12 per pane Exterior glass on all accessible ground-level windows; frames, tracks and sills carried as their own line on the written quote; upper-story glass adds $3 per pane. $299 minimum per visit.
Inside & Out Program From $15 per pane Both sides of all windows, one or two stories; frames, tracks and sills carried as their own line. $299 minimum per visit.
Full Service Program From $18 per pane + $8 per screen Both sides of all windows plus screens at $8 each, all elevations to two stories; frames, tracks and sills carried as their own line. $399 minimum per visit.
Three stories and up Quoted after a walk-through Water-fed pole or lift access, priced per building.
Post-construction glass Quoted after a walk-through Sticker, paint, mortar and film removal; see construction cleanup.
Hard-water restoration Quoted after a walk-through Separate from cleaning; tested on a panel first.

Starting prices per standard pane; large storefront lites, insulated units and tinted or low-E coated glass are counted and priced on the written quote, which follows the counted building. A storefront that falls under the minimum is quoted at the minimum, or bundled with concrete or building washing at the same address. A deposit is normal on first visits and post-construction work.

Why American Services AR

If you are collecting three bids, you will get three numbers that look comparable and are not, because window cleaning quotes hide their differences in what is excluded. Ask each bidder:

  1. Does the price include frames, tracks and sills, or glass only?
  2. Interior as well as exterior, and on what access?
  3. What happens if there is mineral staining? A bidder who does not raise it has not looked at your glass.
  4. What is the price on a program versus one-off?

Ours comes back line by line with every adder shown. The rest is plain fact:

  • In business since 2010, locally owned and based on Mill Pond Road in Conway.
  • General liability insurance with a $2M aggregate limit.
  • Crews trained to OSHA 10 and 40-hour HAZWOPER, and a PWNA member company.
  • Written quotes and a written scope, with pre-existing damage on post-construction glass documented before we start.
  • 4.9 stars on Google, and references you can call rather than logos on a page.

Frequently Asked Questions — Commercial Window Cleaning

Straight answers on price, access, frequency and paperwork.

How much does commercial window cleaning cost?

Commercial window cleaning starts at $12 per pane exterior only, $15 per pane inside and out, and $18 per pane plus $8 per screen for full service, with a $299 minimum per visit ($399 on full service). Upper-story exterior glass adds $3 per pane. Three stories and up, post-construction glass and hard-water restoration are quoted after a walk-through, and every building is priced as a package after we count the glass.

Do you clean windows above ground level, and how high can you go?

Yes. Glass from two to roughly four stories is cleaned by water-fed pole with purified water from the ground. Higher or awkward elevations, and high interior glass in atria and lobbies, are quoted with lift access. Above roughly four stories a building needs suspended access or rope descent, and we do not perform rope-descent high-rise work; we will tell you that at the walk-through.

How often should storefront glass be cleaned?

Monthly for restaurants, medical and dental practices, dealerships and high-traffic retail. Quarterly for most offices, professional buildings and apartment common areas. Twice yearly for churches, light industrial and warehouse office fronts. Add a visit if you sit on an arterial road, next to construction or under heavy spring pollen. Some buildings run a seasonal pair instead: a spring clean after the pollen and a fall clean before the holidays.

Do you clean frames, tracks and sills, or glass only?

Frames, tracks and sills are cleaned on every visit. Tracks hold grit and water, and if they are skipped the glass stains again within days.

Will you work outside our opening hours?

Yes, and for most retail and restaurant clients that is the normal arrangement. Early morning, evening and weekend work is available so the glass is done before your doors open; offices are cleaned before or after core hours. Apartment communities are cleaned during the day while residents are out.

Can you remove hard water stains from our glass?

Usually, with a restoration process rather than a normal clean, because mineral deposits from sprinkler overspray etch into the glass. Severe long-term etching sometimes cannot be fully reversed, and we test a panel and tell you before taking the job.

Do you do post-construction window cleaning?

Yes, quoted under construction cleanup. Final-clean glass carries stickers, adhesive, paint overspray, mortar, silicone smears and film, and sometimes weld spatter that has already pitted the surface, and tempered or coated glass scratches easily. We test an inconspicuous panel first and document any glass that is already damaged in writing to the general contractor.

Do you clean glass on apartment communities?

Yes. Clubhouse, leasing office, breezeway and stairwell glass and common-area glazing are covered under our multi-family services, usually scheduled alongside breezeway and building washing so the property is disrupted once rather than three times.

Are you insured to work on our property?

Yes. American Services AR carries general liability insurance with a $2M aggregate limit, and we issue a certificate of insurance and W-9 naming your management company or ownership entity before we start on site.

Do you offer a free estimate for commercial window cleaning?

Yes. Send the address through the free online estimate or call (501) 289-5623. We count the glass from the elevations and check the access, and the written line-item quote is usually with you the same business day.
