Refinery, Plant and Home Exterior Services in El Dorado, AR
El Dorado is the seat of Union County in south Arkansas, close to the Louisiana line, and it is an industrial town with an industrial history. The 1921 oil boom built it, and unlike most boom towns it kept the industry: there is a working refinery here, a cluster of chemical operations across Union and Columbia counties, and the corporate and technical employment that comes with them. Downtown was rebuilt around the arts district, but the money in this county still comes out of plants.

Refinery and Chemical Plant Work Is a Different Trade
Cleaning inside a hydrocarbon or chemical facility is not pressure washing with extra paperwork. It is a different job with different failure modes, and a contractor who has not worked under these conditions will create a problem rather than solve one:
- Hot work, permits and gas testing. Nothing starts without the permit in hand and the atmosphere tested. We complete your pre-task plan or JSA and work under your permit system, not around it.
- Lockout/tagout and confined space. Equipment pads, sumps, pits and the interiors of containment structures are where this work actually happens, and each one has its own entry requirement.
- Hydrocarbon-contaminated water cannot find a drain. It is contained, recovered, and manifested out through your approved hauler as its own line on the quote. Anyone who does not raise disposal before quoting has not priced it.
- Turnaround scheduling. The window is fixed, it is short, and every other trade is competing for the same hours. We book turnaround work early and hold the slot, and we work nights and weekends because the unit is not coming back up late for a cleaning contractor.
- Chemistry that will not attack the substrate. Degreasers that are fine on a warehouse dock are the wrong choice on certain coatings and alloys.
The services that get called are industrial pressure washing and hot-water degreasing for equipment pads, structural steel, pipe racks and containment, heavy equipment cleaning for yard machines and mobile plant, and high-bay cleaning and dusting where accumulated dust on steel, conduit and light fixtures is both a housekeeping finding and, in the wrong conditions, a genuine fire-protection concern.
Where concrete has been chemically attacked rather than merely worn, recoating is the repair: industrial floor coating. Standard epoxy is not always the answer in this environment — acid exposure and thermal cycling call for novolac or urethane systems, and the slab gets moisture tested before anything is specified.
Being Clear About What We Are and Are Not Claiming
Describing El Dorado as a refinery and chemical town is a statement about Union County’s economy, not a customer list. Commercial Property, Timber and the Trucking Side
Beyond the plants, south Arkansas is timber country, and timber means log trucks, loaders and yard equipment carrying a mixture of pine resin, bark, mud and grease. Resin is the awkward part — it is not water-soluble and it will not come off with a rinse at any pressure, so it needs the right solvent chemistry and patience.
The ordinary commercial property work here is the Main Street and West Hillsboro corridors: storefronts, awnings, entry slabs, dumpster enclosures and parking. The recurring items are commercial exterior cleaning, commercial window cleaning, and parking lot striping and sealcoating. For a landlord holding several buildings on one corridor that is a single mobilisation and a far better price per building than each tenant arranging separately.
One south Arkansas note on masonry: much of the older downtown stock is soft brick with lime-based mortar, and it will not take industrial pressure. The damage is not reversible — you repoint or you live with it. Historic facades are soft wash work and we price them that way.
Houses in El Dorado
Union County is humid, heavily shaded and surrounded by pine, and that combination decides what a house needs here. The problems are organic and botanical rather than dust:
- Mildew and algae on siding, worst on north-facing and tree-shaded walls. Soft wash, correct chemistry, low pressure. Pressure on siding forces water behind it and the damage shows up later from the inside.
- Black streaking on roofs, which is a cyanobacteria rather than dirt and returns on a predictable interval unless it is treated rather than blasted. Pressure on asphalt shingles removes granules and shortens the roof — that is roof cleaning by soft wash.
- Pine debris and resin in gutters and on decks, which is the south Arkansas speciality. Pine needles mat and hold water in a gutter far more stubbornly than leaves do, and a blocked gutter under a pine canopy is how fascia rots.
- Shaded concrete going slick, which is a slip hazard before it is a looks problem.
Those are house washing, soft washing, gutter cleaning and concrete cleaning. At 120 miles the honest answer on a single house is that a street or an HOA block books far better than one address, because the mobilisation costs the same either way.
