What It Costs to Put It Off

What to Plan For

Pressure washing fixes a great deal but not everything, and a good quote states the limits before the crew arrives.

  • Old oil stains lighten; they may not vanish. Oil that has soaked into concrete for months is in the pores; hot water and degreaser pull most of it, and we say which spots will shadow before we start.
  • EIFS, stucco and painted block are soft-washed, not blasted. High pressure forces water behind the finish, so these get detergent, dwell time and a low-pressure rinse; existing cracks, failed caulk and chalking paint are noted in the quote.
  • Wash water cannot go to a storm drain. Some sites need drain covers, berms or vacuum recovery, and that is planned and priced in the quote.
  • Water, access and weather. We bring our own water and power; overnight work needs gate codes, lighting and vehicles moved. We do not wash below freezing or soft-wash a building face in high wind, and heavy rain stops flatwork; we reschedule rather than deliver a poor result.
  • Dry time, plants and people. Flatwork is slick while wet, so it is coned and signed. Landscaping is pre-wetted and rinsed, and staff are told which doors are in use.

Under the U.S. Environmental Protection Agency’s NPDES Stormwater Program, wash water carrying detergent, grease, paint chips or sediment is a pollutant discharge, and Arkansas city stormwater rules follow the same principle. Commercial pressure washing is package-priced after we measure the property; there is no flat rate card. The package price is set by the measured flatwork and building face, the method each surface needs, how heavy the soil is, lift access for upper faces and the wash-water plan. Recurring programs are priced per visit in the written quote, and a deposit applies.

Do you work after hours, or while we are open?

Both. Most commercial work is done early morning, evening, overnight or at weekends so customers and staff are out of the work area, and we bring our own water and power. If you must stay open, flatwork is done in sections with cones and signage so an entrance stays usable.

How often should a commercial property be pressure washed?

We usually recommend a quarterly flatwork program with the building face washed once or twice a year. Drive-throughs, dumpster pads and food-service sidewalks usually need monthly attention because grease builds fast in summer heat. We set the frequency from how the property soils.

Do you use hot water or cold water?

Both, chosen by the soil. Hot water with a degreaser removes oil, grease, gum and food residue from drive-throughs, dumpster pads and loading docks; cold water alone smears it. Cold water is enough for dust, pollen, mud and light algae, and for rinsing building faces after a soft-wash detergent has worked.

Do you pressure wash or soft wash EIFS, stucco and painted block?

Soft wash. EIFS, stucco, painted block and aged brick are cleaned at low pressure with a detergent that lifts algae, mildew and carbon staining, then rinsed; high pressure forces water behind the finish and scars the face. Hard concrete, unpainted masonry and metal panel can take hot-water pressure, chosen surface by surface.

What happens to the wash water?
