Dryer Vent Cleaning for Apartments and Multi-Family Property in Arkansas
A dryer vent is the one piece of a unit’s mechanical system that is nobody’s job. The resident does not
own it, maintenance is not scheduled to it, and nothing about it announces a problem until something goes
wrong. On a property with a hundred or more units, that is a hundred unmanaged lint accumulations sitting
inside walls.
We clean and inspect dryer vents across whole properties — apartments, townhomes, condominium
associations, student housing, senior living and commercial laundry rooms — on a scheduled programme,
with a written record per unit. We also do single homes, and the method is the same; what changes at property
scale is the scheduling, the access and the documentation.
Why This One Is Not Discretionary
Most exterior maintenance is a judgement call about appearance. This is not. Lint is highly combustible,
it accumulates in a confined space next to a heat source, and the failure mode is a fire inside a wall cavity
shared by multiple units.
The practical consequences an owner or manager actually deals with:
- Insurance and inspection. Carriers and fire marshals increasingly ask whether dryer vents
are on a documented maintenance schedule. “We clean them when someone complains” is not a schedule, and an
undocumented programme is the same as no programme when a claim is being assessed. - It is a liability you can discharge cheaply. Per unit this is one of the least expensive
line items on a property, and it is one of the few that directly addresses a fire-origin risk. - Resident complaints you are already paying for. “The dryer takes three cycles” is almost
always a blocked vent, not a broken dryer. Properties replace appliances over this. - Energy and appliance life. A restricted vent makes the dryer run longer and hotter on
every load, which shortens the machine and raises the bill — yours in a common laundry, the resident’s
in-unit.
What Actually Blocks a Vent — and Why Length Decides the Job
The problem is rarely the lint trap. It is the duct run between the dryer and the exterior termination, and
in multi-family construction that run is often long, concealed and full of turns:
- Long concealed runs. An interior stacked unit can be thirty or more feet from an exterior
wall. Every additional foot and every elbow slows airflow and gives lint somewhere to settle. - Flexible foil or vinyl transition duct behind the appliance, crushed against the wall
when the dryer was pushed back. This is the single most common fault we find, it is cheap to correct, and it
is invisible unless somebody pulls the machine out. - Roof and soffit terminations that birds nest in, and termination flaps painted shut
during a repaint. - Shared or improperly joined runs in older conversions, where one unit’s exhaust feeds
into another’s duct. - Booster fans on very long runs, which collect lint themselves and are almost never
serviced.
This is why a per-unit price without a look at the building is a guess. A garden-style property with short
exterior-wall runs and a mid-rise with concealed thirty-foot runs to a roof termination are not the same job,
and anybody quoting both at one number has not seen either.
Commercial and Common Laundry Rooms
A shared laundry room is a different and harder job than in-unit machines: the machines run continuously,
the ducting is usually longer and often manifolded, and lint volume is far higher. These want a shorter
interval than in-unit vents, and the make-up air into the room matters as much as the exhaust out of it —
a sealed laundry room starves its own dryers and they run hot.
The same applies to laundromats, hotels, care facilities and any site running commercial stacks.
