What Commercial Window Cleaning Actually Involves
A storefront, an office building and a medical clinic are three different jobs that get quoted as one line
on most proposals. The glass is the easy part. What decides whether a building looks clean from the pavement
is the frames, the tracks and the sills — and those are exactly what a cheap quote leaves out.
On every visit we do the glass inside and out where access allows, then the frames, the tracks and the
sills. Tracks hold grit and water; left alone they stain the glass again within days of a clean and the
customer concludes the clean did not work. A building that looks streaked a week later usually had its frames
skipped, not its glass done badly.
Hard Water Is the Problem Nobody Quotes For
Central Arkansas water is hard, and on commercial glass that matters more than dirt does. Sprinkler
overspray, run-off from a parapet and condensation all leave mineral deposits that bond to the glass surface.
Past a certain point this is no longer cleaning — the mineral has etched into the glass and no amount of
washing removes it.
Two things follow from that, and an honest contractor tells you both:
- Mineral staining is a restoration job, not a wash. It needs an abrasive or acidic
treatment, it is priced separately, and it is not guaranteed on glass that has been left for years. - It is almost entirely preventable with interval. Glass on a quarterly schedule rarely
reaches the stage where restoration is needed. Glass cleaned once because it looked bad frequently has.
If your building has sprinkler heads throwing onto the glass, say so at the walk-through. Adjusting the
heads costs nothing compared with restoring a storefront, and a contractor who does not mention it is selling
you the restoration later.
Access Decides the Price, and the Honest Limit
How we reach the glass is the single biggest cost driver, and it is where quotes diverge most:
- Ground level and first floor — squeegee and traditional method, inside and out.
- Two to roughly four storeys — water-fed pole with purified water, worked from the
ground. Nobody is on a ladder over a pavement, there is no detergent residue to attract dirt, and the glass
dries without spotting because the water carries no minerals. For most commercial buildings in Arkansas this
is the right method and it is safer than what it replaced. - Interior atria, high interior glass and lobbies — lift work, scheduled outside
occupied hours, with floor protection.
Above that, a building needs suspended access or a rope descent system, and that brings a requirement
owners are often unaware of: under federal rule a building owner must provide written certification that the
roof anchorages have been inspected, tested and certified before anyone descends from them. We do not
perform rope-descent high-rise work, and we would rather say so than bid a building we are not the
right contractor for. If your building needs it, we will tell you at the walk-through rather than after.
Frequency Is the Decision, Not the Price Per Clean
Commercial window cleaning is bought as a programme, and the interval depends on what the building is and
what is near it:
- Monthly — restaurants, medical and dental practices, car dealerships, anywhere
glass is touched constantly or first impressions are the business. - Quarterly — most offices, professional buildings and multi-tenant property. The
usual landing point. - Twice yearly — light-use industrial, warehouse office fronts.
- Add a visit if you sit on an arterial road, near construction, or under heavy pollen in
spring. Highway dust and pollen are the two things that make a quarterly building look like it needs monthly.
Programme pricing is lower per visit than one-off work and the gap is not small, because the route is
already being driven and the access equipment is already on the truck. A building that calls once a year pays
for a mobilisation every time.
Post-Construction Glass Is a Different Trade
Final-clean glass is not dirty — it is contaminated. Stickers and their adhesive, paint overspray,
stucco and concrete splatter, silicone smears, and sometimes weld spatter that has pitted the surface. It
takes scrapers used correctly, the right solvents, and the knowledge of which marks will come off and which
have already damaged the glass.
The one that costs money: tempered and coated glass scratches far more easily than people
expect, and a scraper used wrongly on it leaves permanent marks that are a glazing bill rather than a
cleaning complaint. On a final clean we test an inconspicuous panel before working the elevation, and we tell
the GC in writing where we think the glass is already damaged rather than being handed the blame at handover.

If You Are Collecting Three Bids

differences in what is excluded. Ask each bidder the same four questions:
- Does the price include frames, tracks and sills, or glass only? This is the most common
exclusion and the main reason a cheap quote looks cheap. - Interior as well as exterior, and on what access?
- What happens if there is mineral staining? A bidder who does not raise it has not looked
at your glass. - What is the price on a programme versus one-off?

Why Commercial Glass Is a Different Job
A house has a few dozen panes reachable from a ladder. A commercial property has hundreds, often above ground level, frequently over a footpath or a car park that cannot simply be closed, and almost always attached to a business that is open while the work happens. The glass itself is also different: large storefront lites, insulated units, tinted and low-E coatings, and frames that will stain if the wrong detergent is left on them.

Most commercial buildings want the exterior on a frequent cycle and the interior less often, because exterior glass takes the pollen, dust and rain-spotting while interior glass mostly collects handprints near doors. We will quote them separately so you can run them on different schedules, and we work interiors around your staff rather than through them.
Frequency Programmes
Recurring glass is cheaper per visit than one-off cleaning, because the work is lighter each time and the crew already knows the building. Typical patterns we run in Central Arkansas:

We schedule around trading hours, not around ours. Commercial glass is quoted per building because pane count alone does not determine the work. What we are counting when we quote:
- Pane count and glass size — large storefront lites behave differently from divided windows
- Height and access — ground level, water-fed pole, or lift
- Interior, exterior or both, and whether frames, sills and tracks are included
- Condition — routine maintenance clean versus post-construction or hard-water restoration
- Frequency — a recurring programme prices lower per visit than a one-off

- Do you clean windows above ground level?
- Yes. Mid-rise glass is cleaned with water-fed pole systems running purified water, which reaches several storeys from the ground, leaves no detergent residue, and avoids putting crews on ladders over a public footpath. Higher or awkward elevations are quoted with lift access.
- Will you work outside our opening hours?
- Yes, and for most retail and restaurant clients that is the normal arrangement. Early morning, evening and weekend work is available so glass is done before your doors open.
- What does a window cleaning contract include?
- Whatever you need it to. Most recurring agreements cover exterior glass at a set frequency with interiors on a longer cycle, and state whether frames, sills and tracks are included. We put the scope in writing so there is no argument later about what a visit covers.
- Can you remove hard water stains from our glass?
- Usually, with a restoration process rather than a normal clean — mineral deposits from sprinkler overspray etch into the glass surface. Severe long-term etching sometimes cannot be fully reversed, and we will tell you that before taking the job rather than after.
- Do you clean glass on apartment communities?
- Yes — clubhouse, leasing office, breezeway and stairwell glass and common-area glazing. It is usually scheduled alongside breezeway and building washing so the property is disrupted once rather than three times.
- Are you insured to work on our property?
- Yes. We carry commercial general liability and workers’ compensation and can issue certificates naming your management company or ownership entity before we start on site.
