Commercial Pressure Washing in North Little Rock, AR

North Little Rock is an industrial city with a retail edge, and the commercial washing here
splits cleanly along that line. On one side: warehouses, distribution and manufacturing
buildings, rail-adjacent property, truck yards and service facilities. On the other: the McCain
Mall retail corridor, the Argenta district, and the offices and medical buildings between them.
The two need different equipment, different chemistry and different scheduling, and quoting them
the same way is how a contractor ends up underwater on one and overpriced on the other.

Our own work here is weighted heavily industrial — 90 of our 239 North Little
Rock jobs
are fleet washing, which puts us on truck yards and service facilities
constantly. The building washing tends to follow: once we are on a yard every month, the
warehouse elevation and the loading dock get noticed.

Industrial Elevations: Metal Building, Tilt-Up and Block

Most industrial stock here is one of three things and each behaves differently.

Pre-engineered metal buildings

Painted steel panel with exposed fasteners. Cleans up dramatically well and is the most
satisfying surface in this trade — but it has to be washed bottom-up and rinsed top-down,
or the dirty runoff dries into streaks that look worse than the original soiling. The other
trap is pressure at the fastener line: too much and you drive water past the washer seal into
the panel, which does nothing visible today and starts a rust ring in a year. Low pressure and
correct chemistry, every time.

Concrete tilt-up and block

Tolerant of far more, but porous. Oxidized paint chalks, and washing chalked paint at high
pressure takes the chalk and some of the color with it, leaving a patchy elevation that now
needs repainting. We test an area before committing, and if a wall is going to come up blotchy
we tell you before we start rather than halfway along.

Rail and industrial fallout

Property near the rail corridor and the heavy industrial areas picks up fine ferrous dust
that lands on paint and then rusts in place, bleeding orange streaks down an elevation. It looks
like the building is corroding when the panel underneath is sound. It needs a specific acidic
treatment rather than pressure — pressure alone smears it.

Loading Docks, Aprons and Oil

The dock apron is the hardest-working concrete on any industrial property and usually the
worst-looking. It carries hydraulic and engine oil, diesel drips, tire rubber, dropped product
and the grinding of trailer landing gear.

Petroleum staining in concrete is not surface dirt — it has soaked in, sometimes for
years, and honesty about what is achievable matters here. A surface clean will remove the film
and dramatically improve appearance. Getting an old, deep oil stain fully out requires a
degreaser with real dwell time and sometimes more than one application, and occasionally the
concrete will keep a shadow no matter what. We will tell you which of those you are looking at
when we walk it, rather than promising new concrete and delivering a lighter stain.

Dock levellers, bumpers and the pit below the leveller are usually the filthiest parts of the
property and almost never get quoted. We include them or we say we are excluding them; what we
do not do is leave them and describe the dock as done.

The Retail Side: McCain Corridor and Argenta

Retail and hospitality property here needs the opposite approach — less brute force,
more attention to the customer-facing detail. Entrance concrete and the pedestrian line,
storefront glass and frames, gum removal, canopy undersides, and the dumpster corral that
generates complaints from neighboring tenants.

Argenta brings the additional constraint of older building fabric. Some of that stock is
genuine historic masonry, which means soft-fired brick and lime mortar that high pressure will
damage permanently. Same rule as anywhere: test patch first, lowest effective pressure, and an
honest conversation if an elevation should be left to a masonry specialist.

Where the Water Goes — Sharper Here Than Anywhere

This matters more on an industrial site than on a retail pad, because the wash water is
carrying more. Oil, hydraulic fluid, metal fines and industrial residue must not enter a storm
drain, and on a North Little Rock industrial yard the drain in the middle of the pad very often
is a storm drain discharging to surface water.

We establish the route before the first drop: contain and berm, recover where the site
requires it, and discharge to the approved point. Where a site has an environmental management
procedure or a discharge permit with conditions, we work to that document rather than to our
own habits, and we ask for it at quoting rather than after an inspection. If you do not know
what your site’s route is, that is worth establishing before anybody washes anything on it.

Scheduling Around Shifts and Trucks

Industrial property does not follow retail hours. Some of these sites run two or three
shifts, docks are live at hours retail is dark, and the yard is fullest exactly when it would be
easiest to work. We schedule around the operation rather than assuming a quiet window exists
— sectioning the property, working the elevation away from the active docks, or taking the
yard in the genuine gap between last-out and first-in.

We are 27.5 miles from the yard, roughly half an hour, so early starts and weekend work are
normal. Where a customer also has Little Rock property we schedule the pair together; the bridge
is a mile and there is no sense paying two mobilizations.

Commercial Pressure Washing in North Little Rock, AR — Questions We Get

Can you get old oil stains out of our dock
apron?

We can dramatically improve them and we can often remove them,
depending on how deep and how old. What we will not do is promise new concrete. Petroleum that has
been soaking into a slab for a decade sometimes leaves a shadow after everything reasonable has
been tried — we will tell you which case yours is when we walk it, before you commit.

Will you damage our metal building?

Not with the method above. The risks on painted steel panel are pressure at the
fastener line driving water past the washer seals, and rinsing in the wrong direction leaving
streaks. Both are handled by technique rather than by equipment, and both are why we do not simply
turn the pressure up to go faster.

Can you work around our shifts?

Yes — we section the property and work whichever part of it is quiet. On
sites running multiple shifts there is rarely a clean window, so the honest plan is more visits
covering less area each rather than one visit that fights the operation all day.

What about the rusty orange streaks on our
walls?

That is usually ferrous fallout — fine iron dust that has
landed on the paint and rusted in place. The panel underneath is generally fine. It needs a
specific treatment rather than pressure; washing it hard just smears it across a wider area and
makes it look worse.

Do you already work in North Little
Rock?

Constantly. Our records show 239 jobs here, most
of them fleet washing on industrial yards, which means we are on this kind of property most weeks
and we know what the sites look like. If you want to talk to somebody we already work for, ask
and we will arrange it.

How is it priced?

By area, substrate, condition, access and frequency — and on industrial
work the condition variable matters more than anywhere, because a first clean on a building
nobody has touched in ten years is a different job from the maintenance visit that follows it.
Pricing guidance is above. For anything of size we walk the site; industrial flatwork and
elevations cannot be honestly quoted from an aerial image.
