Post-Construction Cleaning in Little Rock, AR

Little Rock construction work splits into two jobs that share a name and nothing else. New
build — offices, medical, retail, multi-family out west — is a clean-to-handover
exercise on modern materials. Renovation and adaptive reuse in the older core is a different
proposition entirely, because you are cleaning hundred-year-old fabric that has just had a
building site run through it, and the finishes you must not damage are irreplaceable rather than
merely new.

We quote those two differently and we scope them differently, and anyone who does not is going
to damage something.

Renovation and Adaptive Reuse in the Older Core

Downtown, the river district and the older commercial streets are full of buildings being
brought back into use, and post-construction cleaning on them carries specific risks.

Original masonry. Soft-fired brick and lime mortar do not tolerate the acidic
products normally used to remove mortar haze, and they do not tolerate pressure. A product that is
routine on new block will burn historic brick. Test patch, lowest effective method, and be
prepared to accept a less perfect result than you would demand on new work.

Original wood, plaster and terrazzo. Frequently the reason the building was
saved. Water sitting on old wood floors and lime plaster does real damage, so these get damp
methods with controlled moisture rather than wet cleaning.

Original glass. Old glazing is softer and often irreplaceable, with visible
distortion that is part of its character. Blade work on genuinely old glass is a considerably
higher risk than on new, and we default to chemical removal.

The governing principle: on a renovation, the question is not “how clean can we get
it” but “what can this surface safely take”. We say which of those we are working
to at quoting, and we would rather hand back a slightly less pristine historic floor than a
damaged one.

New Build and Fit-Out

Modern work is more forgiving and more schedule-driven. The phases matter and compressing them
is the standard false economy:

  1. Rough clean after framing and mechanical — debris out, site made
workable, and crucially grit off the floors before every following trade grinds it in.
  2. Main clean after finishes — dust from every surface, adhesive and label
removal, fixtures, paint spatter, first pass on glass and floors.
  3. Final clean immediately before handover — detail work on everything the
client will touch and look at.

Construction dust is silica and gypsum, fine enough to keep settling for days after the last
trade leaves. One clean means the client finds dust on day two.

High-Rise and Multi-Story: Access Is the Job

On anything above a couple of stories in Little Rock, access planning is most of the cost and
all of the risk. Exterior glass and facade cleaning at height needs the right equipment and the
right permissions, interior work needs hoist or lift availability that has to be booked against
every other trade wanting the same thing, and waste has to come down rather than out.

Downtown adds street-level constraints: sidewalk closures, pedestrian management, overspray
onto the street and parked cars, and delivery windows. None of that is cleaning — all of it
determines whether the clean happens on schedule.

Healthcare and Sensitive Environments

Little Rock has a lot of medical construction, and clean-to-handover on a healthcare fit-out is
a stricter standard than commercial. Dust control during the work matters as much as the final
result, terminal cleaning specifications may apply, and phased handovers into a building that is
still operating around the works are normal rather than exceptional.

Where a project has its own cleaning specification, infection-control requirements or a
commissioning protocol, we work to that document rather than to our standard scope. Send it with
the inquiry — it changes the price and the program, and finding out afterwards helps
nobody.

Glass and New Concrete — the Two Damage Risks

Glass. The highest-risk surface on any handover. Construction glass carries
welding spatter, concrete splash and mortar specks physically bonded to it. Blade removal is
standard and it is also how glass gets permanently scratched, because some tempered glass carries
fabricating debris that drags under a blade. Wet the glass, new sharp blade, shallow angle, one
direction, test first — and chemical removal wherever there is doubt.

New concrete. Slabs less than a month old have not reached full strength and
a surface cleaner at working pressure etches them. Fresh concrete also carries efflorescence, form
release agent and mortar droppings, each needing different treatment and none wanting full
pressure.

Post-Construction Cleaning in Little Rock, AR — Questions We Get

We are renovating a historic building. Can you
handle that?

Yes, and it is a different scope from new build. Soft-fired
brick, lime mortar, old plaster, original wood and old glazing all need gentler methods than
modern materials, and some standard products will damage them outright. We test patch and we will
tell you where the honest answer is a less pristine result rather than a damaged
surface.

Can you do it in one visit?

On a small fit-out, yes. On anything larger we will advise against it, because
construction dust keeps settling for days after the last trade leaves. A main clean plus a short
final before handover costs less than one clean plus the return visit you end up making for
free.

Will you scratch the glazing?

Not with the method we use, and it is the biggest risk on any handover clean.
Glass wetted, new sharp blade, shallow angle, single direction, inconspicuous test first —
because some tempered glass carries fabricating debris that drags under a blade and tracks across
the pane. Where there is doubt, chemical removal instead.

Our project has an infection-control
spec.

Send it with the inquiry. On healthcare work we work to the
project’s own specification rather than our standard scope — dust control during the works,
terminal cleaning requirements and phased handover into an operating building all change the
program and the price. Finding that out after award helps nobody.

Do you handle high-rise exterior glass?

Access planning is the job on anything above a couple of stories, and it needs
sorting at quoting rather than on the week. Equipment, permissions, hoist availability against
other trades, and street-level management downtown all have to be arranged. Tell us the building
height and access arrangements when you inquire.

How is it priced?

By area and phase, with condition and access as the variables that move it
most. A site that has had rough cleans throughout is a fraction of the work of one where everything
accumulated to the end, and downtown access can cost more than the cleaning. We walk before quoting
and we will tell you if a handover date is not achievable at the standard the client will
expect.
