Post-Construction Cleaning in North Little Rock, AR
Most construction on this side of the river is industrial rather than commercial finish work
— warehouse and distribution builds, manufacturing expansions, dock and yard works, plant
upgrades and tenant fit-outs in existing industrial stock. Post-construction cleaning on those
projects looks almost nothing like a handover clean on an office suite, and pricing it as though
it does is how contractors lose money on industrial work.
We are on industrial sites here constantly — 239 jobs on record in North
Little Rock, most of it on working yards — so this is familiar ground rather than an
occasional job type.
Scale Changes the Method, Not Just the Price
A 200,000 square foot warehouse floor is not a big office floor. The difference is mechanical:
at that scale hand methods do not finish, and the work is done with ride-on scrubbers and sweepers
and planned in lanes, with water recovery built in because there is usually nowhere for it to go.
Ceiling height changes everything too — dust on structural steel, joists, conduit and
sprinkler pipework at thirty feet is real work at height, and it is the part most often left out of
a scope until somebody looks up at handover.
What gets missed on industrial handovers, consistently: the underside of mezzanines, the top of
dock levellers, inside electrical and mechanical rooms, the roof of any internal structure, and the
first ten feet of yard outside every personnel door.
Concrete Floors Are the Whole Job
On a warehouse build the floor is most of the value and most of the risk.
Curing compound residue. Nearly all new industrial slabs are placed with a
curing compound, and much of post-construction floor cleaning is removing what is left of it
evenly. Removing it patchily is worse than leaving it, because the floor then takes sealer or
coating unevenly.
Laitance and efflorescence. New slabs bleed mineral salts as they dry. It
returns for months and it is a moisture phenomenon rather than dirt — cleaning it repeatedly
does not stop it.
Tire marks and scuffing from site traffic, which is transferred rubber and
needs solvent rather than pressure.
Welding spatter, paint, adhesive and mastic from the trades above.
The critical question before anyone starts: is this floor going to be sealed, hardened,
densified or coated? The answer determines the cleaning method entirely, because the
floor has to be left in the condition the coating system requires. A floor cleaned with the wrong
chemistry can reject the coating, and that is a very expensive argument at handover. If the spec
exists, send it.
Dust on Steel and Services at Height
Industrial dust settles on every horizontal surface of the structure, and in a building with
exposed steel that is a great deal of surface. Structural members, purlins, joists, conduit and
cable tray, ductwork, sprinkler pipes and heads, and light fittings all collect construction dust
and silica.
It matters beyond appearance in two places: sprinkler heads, where accumulated dust and
overspray can affect operation and is usually covered by the fire protection specification, and
anywhere the building will handle food, pharmaceutical or clean product. Both need to be scoped
deliberately rather than assumed.
All of it is work at height with lifts, which means access equipment and program time rather
than just cleaning hours.
Yards, Docks and the Perimeter
The external works are routinely left off a post-construction scope and are the first thing a
client sees. New dock aprons carrying mortar droppings and mud, new hardstanding with form release
and tire tracking, curbs and walkways with concrete splash, and the debris line that always
accumulates along the building perimeter where trades have worked.
New external concrete needs restraint — slabs under a month old have not reached full
strength and a surface cleaner at working pressure will etch them or expose aggregate. Where it is
genuinely too green, the right answer is to schedule it after handover rather than damage a new
apron to hit a date.
Where the Water Goes
On an industrial site this is a real constraint rather than a formality. Interior floor
cleaning at scale produces a lot of water and there is frequently no interior drain, so it is
recovered rather than run off. Exterior wash water picks up construction residues, mortar fines and
whatever the site has been doing, and it must not enter a storm drain. We establish the permitted
route before starting, and where the project or the site operator has an environmental procedure we
work to that document.
Post-Construction Cleaning in North Little Rock, AR — Questions We Get
Is the floor going to be coated? Why do you
ask first?
Because it determines the entire cleaning method. A floor
that will be sealed, densified or coated has to be left in the condition that system requires, and
the wrong chemistry can cause the coating to fail to bond. That is an expensive argument to have at
handover. If the flooring spec exists, send it with the inquiry.
Do you clean the steelwork and services
overhead?
Yes, and it needs scoping explicitly because it is work at
height with lifts rather than cleaning hours. Structural steel, joists, conduit, cable tray,
ductwork and sprinkler pipework all collect construction dust. Sprinkler heads in particular are
usually covered by the fire protection spec and should not be assumed in or out.
Can you handle a 200,000 sq ft floor?
Yes, and at that scale it is machine work planned in lanes with water recovery
built in, not hand methods scaled up. The practical constraints are power, water supply, where
recovered water can go, and whether other trades are still working. Those get agreed before we
program it.
The new slab keeps going white. Are you not
cleaning it properly?
That is efflorescence — mineral salts carried
to the surface as the slab dries out. It is a moisture phenomenon rather than dirt and it will keep
returning for months regardless of how often it is cleaned. It is normal on new concrete and it is
worth knowing before it becomes a snag item at handover.
Do you do the yard and docks as well?
Yes, and we would encourage scoping it in because it is the first thing the
client sees and it is routinely left off. New external concrete needs reduced pressure though
— a slab under a month old will etch under a surface cleaner at working pressure, and if it
is too green we will say so rather than damage it to hit a date.
How is it priced?
By area for floors, separately for work at height because it carries access
equipment and program time, and separately again for external works. Condition is the main
variable — a site that has been rough cleaned throughout is a fraction of one where
everything accumulated to the end. We walk industrial sites before quoting; the overhead scope in
particular cannot be estimated from a drawing.
