Exterior Cleaning in North Little Rock, AR
North Little Rock is where a large share of Central Arkansas’ working vehicles and industrial property actually sits, and our job mix here reflects that: 239 completed jobs, of which 90 are fleet washing on working yards. We are on this side of the river most weeks, which means residential work slots into routes we are running anyway rather than needing a trip of its own.
Two Cities in One
The industrial north bank
Rail, river terminal and heavy industry, and the property to match — warehouses, distribution, manufacturing, truck yards, dock aprons and equipment pads. The work here is fleet washing, industrial building elevations, dock and yard concrete, and parking areas carrying axle loads that fail in a completely different way from parking lots.
It also carries a soiling profile you do not get elsewhere: aggregate and cement dust that sets hard, diesel particulate, red clay, and fine ferrous dust from rail and industrial activity that lands on paint and rusts in place, bleeding orange streaks down elevations that are structurally fine underneath.
The residential and retail city
Park Hill, Levy, Lakewood, Indian Hills, Rose City, Argenta and the McCain corridor. 64,504 people, 33,554 housing units, a median build year of 1975 and a median property value of $169,500 — the oldest housing stock and the most careful market of the three cities we work most.
What a 1975 Median Actually Means
It is the fact that governs most residential work here, and it comes down to materials that are not what they were fifty years ago.
- Chalking paint. Run a hand down an elevation and it comes away powdery. Washing it removes chalk and some color and can leave a patchy wall — so we test first and tell you when the honest answer is that it needs painting rather than washing.
- Oxidized aluminum siding, common on this era, with the same issue.
- Original wood siding, which furs permanently under pressure.
- Cement-asbestos siding on some houses, which must never be blasted or abraded.
- Galvanized steel gutters on pre-1970s housing, rusting from the inside out at the seams where wet debris sits.
- Scaling concrete, worst where winter de-icing salt has been used, which will shed more under a surface cleaner.
- Pre-1978 paint, which may be lead-based and makes abrasive methods a safety question.
None of that makes the work harder. It makes assessment the important part, and it is why we would rather look at something and tell you not to bother than take the money.
Where the Money Goes Furthest
This market is careful with money and it is a reasonable way to be, so we lead with it rather than with a package. Ranked by visible change per pound on a typical property here:
- The driveway and front walk. Biggest area, biggest transformation, cheapest per square foot. Nothing else comes close.
- The street-facing elevation, complete — wall, trim, soffit, fascia and porch ceiling together, because a clean wall under a dirty soffit reads as half-done.
- Gutters cleared, which is damage prevention rather than appearance — and on a galvanized system it is corrosion prevention too.
- Steps and porch, the genuine safety item where algae on shaded concrete is what people slip on.
- Everything else. Real improvements, entirely postponable.
Doing the first two properly is a completely sensible way to spend a limited budget and we will quote it that way without pushing for the whole property.
Commercial and Industrial
The working end of what we do here, and the environmental question is sharper than on any retail site. Wash water off a dock apron or truck yard carries oil, hydraulic fluid, metal fines and diesel, and it must not enter a storm drain — which on a North Little Rock industrial yard is very often exactly what the drain in the middle of the pad is.
We establish the permitted route before the first drop and work to a site’s own environmental procedure or discharge permit where one exists. If nobody on site knows what the route is, that is worth resolving before anyone washes anything on it — including us.
Scheduling is the other half. Multi-shift sites rarely have a quiet window, so the honest plan is more visits covering less area each, working the bays away from live docks, or taking the yard in the genuine gap between last-out and first-in.
Where We Work
Across the city — Park Hill, Levy, Lakewood, Indian Hills, Rose City, Argenta, the McCain corridor, out toward Burns Park, and the industrial property along the river and rail corridor. We are 27.5 miles from the yard, roughly half an hour, and already here most weeks. Where a customer has property on both sides of the river we run them together, because the bridge is a mile and two mobilizations costs everybody.
Exterior Cleaning in North Little Rock, AR — Questions We Get
Do you actually work here regularly?
Most weeks — 239 jobs on record, 90 of them fleet washing on industrial yards. That is why residential work here is straightforward to schedule: it fits into routes we are already running rather than needing its own trip.
Our house is fifty years old. Is washing safe?
With the right method, yes — and the right method is chemistry and low pressure, not force. The real risks here are chalking paint, oxidized aluminum siding, soft mortar, original wood and possible cement-asbestos board. We test first and we will tell you when the honest answer is that an elevation needs painting rather than washing.
What is the best value thing to do?
Almost always the driveway and front walk — biggest visible change for the least money on a typical property here. After that, the street-facing elevation done complete including soffit and fascia. Those two get most of the result for a fraction of a whole-property price.
Where does our wash water go?
To the approved discharge point for the site, never the storm drain. On an industrial yard that genuinely matters because the water carries oil and metal fines. If you have an environmental procedure or permit conditions, send them before the first visit — and if nobody knows what your route is, that is worth resolving first.
Can you work around our shifts?
Yes, and on a multi-shift site the honest plan is more visits covering less ground each rather than one push that fights the operation all day. We section the property and work whatever is clear, and early starts and weekend work are normal for us here.
Will you tell us if something is not worth doing?
Yes, and on older property that comes up often — a roof near end of life, a deck that needs carpentry before cleaning, a driveway that is scaling, a gutter run that is rusted through. We would rather lose the job than take money for work that does not make sense on the property in front of us.
