Parking Lot Services in North Little Rock, AR
Pavement on this side of the river takes a beating that retail lots elsewhere do not. Truck
yards, dock approaches, industrial hardstanding and the routes around warehouses carry axle loads
an order of magnitude above a parking lot, and asphalt fails under load in a completely different way
from asphalt that fails under sun.
That distinction governs everything below, and it is the reason a quote built for a shopping
center is the wrong quote for an industrial site.
Load Failure Versus Weather Failure
Weather failure is what happens to a quiet retail lot: UV oxidizes the binder,
the surface goes gray and brittle, hairline cracks open, water gets in, freeze-thaw widens them.
Slow, predictable, and largely prevented by sealcoating and crack filling.
Load failure is what happens where trucks turn, brake and stand. It shows up
as rutting in the wheel paths, shoving and washboarding where vehicles brake approaching a dock,
and depressions where trailers park with landing gear down. None of that is a surface problem.
Sealcoat does nothing for it. It means the base or subgrade is inadequate for the load it is
carrying, and the repair is full-depth: cut out, rebuild the base, repave.
The practical consequence: on an industrial site we assess for load failure first, because
selling you sealcoat over a rutted truck route is selling you a cosmetic that will be gone in a
season.
The Places That Fail First on an Industrial Site
- Dock approaches. Trucks brake here every time. Shoving and washboarding
across the approach is the classic sign. - Turning radii. A tractor unit turning tight applies enormous shear to the
surface. Asphalt tears rather than cracks. - Trailer parking. Landing gear concentrates the entire load of a loaded
trailer onto a few square inches. Depressions and punch-through are common, and it is often worth
installing concrete pads at fixed landing-gear positions rather than repeatedly patching
asphalt. - The apron immediately at the dock. Usually concrete rather than asphalt, and
usually the most damaged concrete on the property. - Gate and weighbridge approaches, where vehicles stop and idle.
Fuel, Oil and Why It Matters to the Pavement
This is more than an appearance question on an industrial yard. Asphalt binder is a petroleum
product, and diesel, hydraulic fluid and engine oil dissolve it. A persistent drip point does not
just stain the surface — it softens and eventually destroys the asphalt underneath, which is
why long-standing oil patches turn into soft depressions and then holes.
Sealcoat does provide genuine fuel and oil resistance, which is one of the few places on an
industrial site where it earns its keep on protection grounds rather than appearance. Where drips
are constant and predictable — a fueling point, a fixed parking bay — concrete is the
correct answer rather than asphalt maintained indefinitely.
Crack Filling and Sweeping
Still the highest-return items even here. Water reaching the base is what turns a crack into a
structural failure, and on a site carrying heavy axle loads a softened base fails much faster than
it would under cars. A crack filled while it is a crack costs a fraction of the full-depth patch
it becomes.
Sweeping matters more on industrial sites than most operators think. Aggregate, gravel and
industrial debris act as an abrasive under truck tires and grind binder out of the surface, and on
a yard where aggregate is handled there is a constant supply of it.
Striping, Traffic Control and Safety Marking
Industrial striping is mostly a safety function rather than a tidiness one, and the content is
different from a retail lot: truck routes and one-way flows, dock numbering, pedestrian walkways
segregated from vehicle movement, crossing points, no-park and fire lane marking, hatched exclusion
zones around equipment and gas points, speed and stop marking at blind corners, and bollard and
curb painting where vehicles come close to structures.
Where a site has employees and forklifts moving among trucks, the pedestrian segregation
marking is the line item worth arguing for. Faded walkway marking on a busy yard is a genuine
hazard rather than an aesthetic problem.
The Sequence, and Scheduling Around Shifts
- Assess for load failure and drainage before anything else.
- Sweep and clean.
- Fill cracks.
- Full-depth patch the load failures. Not a surface repair.
- Sealcoat the areas where it is actually useful.
- Stripe after cure.
Scheduling is the harder half. Multi-shift sites rarely have a quiet window, so the honest plan
is more visits covering less area each, working the bays away from live docks, or taking the yard
in the genuine gap between last-out and first-in. We are 27.5 miles away, roughly half an hour, so
pre-dawn and weekend working is normal for us here.
Parking Lot Services in North Little Rock, AR — Questions We Get
Our dock approach is rippled and sunken. Can
you seal it?
We can, and it would be wasting your money. Rippling and
shoving at a dock approach is load failure — the base is inadequate for the braking forces
going through it. Sealcoat is a surface product with no structural value. That area needs cutting
out to full depth and rebuilding, and we would rather tell you that than take the sealcoat
money.
Trailer landing gear keeps punching through.
What do we do?
Stop patching asphalt and put concrete pads at the fixed
landing-gear positions. Landing gear concentrates a loaded trailer onto a few square inches, which
asphalt is simply not designed to take. Repeated patching in the same spots is a recurring cost
with a permanent fix available.
Does oil actually damage the pavement, or just
stain it?
It damages it. Asphalt binder is petroleum-based and diesel and
hydraulic fluid dissolve it, which is why old drip points become soft depressions and then holes.
Sealcoat gives real fuel resistance, and at a fueling point or fixed bay the right long-term
answer is concrete rather than asphalt.
Can you work without stopping our
operation?
We section the yard and work whatever is clear, which on a
multi-shift site means more visits covering less ground each rather than one push. Sealcoat needs
genuine cure time before traffic, so any sealed area is genuinely out of service for that period
— we plan which bays and when, with you, before starting.
Do you do the pedestrian walkway
marking?
Yes, and on a yard with forklifts and trucks moving among people
it is the marking most worth keeping fresh. Faded segregation marking on a busy site is a hazard
rather than an appearance issue, and it is inexpensive relative to everything else on a pavement
quote.
How is it priced?
Square footage for sealcoat, linear feet for crack filling, per item for
striping, and full-depth patching quoted separately because it depends entirely on what is under
the surface — which nobody knows until it is opened up. We walk industrial sites before
quoting and we will tell you where we expect to find load failure.
