Pressure Washing for North Little Rock Homes
North Little Rock has the oldest housing stock of the three cities we work most — median build year 1975, against 1978 in Little Rock and 1997 in Conway — and the lowest median property value at $169,500 across 33,554 housing units. Both numbers shape how we approach this, and it would be dishonest to pretend otherwise.
Fifty-year-old exterior surfaces need a gentler hand than newer ones. And in a market where people are careful with money, the useful question is not “what is the biggest package we can sell you” — it is “where does each dollar do the most visible work”. That is a better question and it is the one we start with here.
Where the Money Goes Furthest
If the budget is the constraint, the order of impact from the street is not what most people guess. Ranked by visible change per pound spent:
- The driveway and front walk. Almost always the single biggest transformation on a North Little Rock property, and usually the cheapest square footage on the quote. Concrete takes real pressure, cleans dramatically, and it is the surface everyone looks at.
- The front elevation only. You do not have to do the whole house. Soft washing the street-facing side and leaving the back for another year is a completely legitimate way to do this, and we will quote it that way if you ask.
- The porch, steps and rails. Small area, high visibility, and the steps are the genuine safety item — algae on a shaded concrete step is what people slip on.
- The fence. Long, prominent, usually filthy, and cheap per foot.
- Everything else. Real improvements, genuinely optional.
A clean drive and a soft-washed front elevation costs a fraction of a whole-property job and gets most of the visible result. We would rather do that well and see you again next year.
Fifty-Year-Old Surfaces Need a Gentler Hand
Houses in Park Hill, Levy, Lakewood, Indian Hills and the streets off JFK were built in an era of materials that do not respond like modern ones, and this is where pressure washing does real damage.
- Chalking paint. Run a hand down a painted elevation of this age and it often comes away powdery. That is the binder breaking down. Washing chalked paint removes chalk and some color with it and can leave a patchy wall that now needs repainting. We test an area and tell you honestly what to expect before committing.
- Original wood siding and trim. Softwood furs and splinters under pressure, and once the grain is raised it stays raised. Low pressure and chemistry only.
- Cement-board and asbestos-era siding. Some houses of this vintage carry cement-asbestos board. It must never be blasted or abraded. If we see it we will identify it and treat it gently, or tell you to leave it alone.
- Old mortar joints. Fifty years of freeze-thaw leaves mortar softer than it looks. Pressure cuts it out of the joint and you do not notice until water is getting in.
- Older concrete. Slabs of this age are often spalling or have exposed aggregate. They can be cleaned beautifully, but a surface that is already failing will shed more under a surface cleaner, and you should know that before rather than after.
The Driveway, the Walk and the Porch
Flatwork is where pressure genuinely belongs, and it is most of the value here. What we deal with, and how:
Organic black film in the tire tracks and along the shaded edge is algae, not dirt — it needs solution as well as pressure or it is back within months. Rust from sprinklers and fertilizer needs a specific oxalic treatment; pressure alone leaves a clean drive with orange patches. Oil at the parking spot has soaked in, and a degreaser with real dwell lifts most of it, though a decade-old stain can keep a shadow — we say so rather than promise new concrete. Tannin from leaves left through a wet fall looks permanent and usually is not.
All of it goes through a surface cleaner rather than a wand. A wand on flat concrete leaves the striped arc pattern that never entirely disappears, and it is the clearest sign a drive was done by someone in a hurry.
How We Sequence a Whole-House Wash
- Walk it with you and photograph what is already broken. On a fifty-year-old house there is nearly always something — failed caulk, lifting paint, soft trim, a cracked pane. On the record before we start.
- Test patch on any painted or older surface, shown to you before we commit to the elevation.
- Protect — beds wet down and covered, windows closed and checked, fittings covered.
- House first, flatwork second. Never the other way round, or the runoff from the walls lands on your finished concrete.
- Soft wash bottom-up, rinse top-down. Solution running down a dry wall leaves streaks that are harder to shift than the original soiling.
- Surface-clean the flatwork, then treat rust and oil as separate jobs rather than hoping the general wash catches them.
- Walk it with you before we pack up.
When to Have It Done
Annually for the house and every one to two years for concrete suits most properties here. Shaded and north-facing elevations will always need it more often than the sunny side of the same building. Late spring or early fall are the best windows. If you are doing this once and want it to look its best for as long as possible, fall is the better of the two.
Pressure Washing in North Little Rock, AR — Questions We Get
Can I just get the front done?
Yes, and it is a sensible way to spend a limited budget. The front elevation plus the drive and walk gets most of the visible result for a fraction of a whole-property price. We will quote it that way without trying to talk you up to the full job.
My paint is chalky. Will washing make it worse?
It can, and this is the most important question on an older North Little Rock house. Washing chalked paint can take color with the chalk and leave a patchy elevation. We test a small area first and show you the result, and if the honest answer is that this wall needs painting rather than washing, we will tell you that.
What about the old siding on my house?
If it is original wood it gets low pressure and chemistry only, because softwood furs permanently once the grain is raised. If it looks like cement-asbestos board — which some houses of this era carry — it must not be blasted or abraded at all, and we will identify it and handle it accordingly rather than guess.
Will the black on my driveway come back?
Eventually, because it is living algae rather than dirt. Cleaned with solution as well as pressure it stays gone far longer than a water-only blast, which is why a cheap wash often looks poor again within months. Shaded drives under trees come back fastest, and that is the surface itself, not the work.
Do you cover all of North Little Rock?
Yes — Park Hill, Levy, Lakewood, Indian Hills, Rose City, Argenta and out toward Burns Park. We are 27.5 miles from our yard, about half an hour, and we already run here most weeks on commercial work, so residential jobs slot into routes we are making anyway.
How much does it cost?
By area, surface, condition and access, and condition matters more on older property than anywhere — a first clean on a house untouched for a decade is a restoration, not a wash, and the maintenance visit afterwards costs considerably less. Pricing guidance is above, and we will give you a firm figure after looking at it rather than a rate over the phone.
