Soft Washing in Little Rock, AR
On a modern house, soft washing is the better method. On much of Little Rock’s housing stock it is the only defensible method, and the difference is worth understanding before you let anyone point equipment at your walls.
Across 99,697 housing units with a median build year of 1978, this city holds a great deal of exterior fabric that pressure washing damages permanently and irreversibly. Soft washing is not a gentler option on those surfaces. It is the difference between cleaning and destroying.
The Surfaces Where Pressure Is Not an Option
Soft-fired brick and lime mortar
Pre-war construction in the Quapaw Quarter, older Hillcrest and parts of the Heights. The brick has a hard fired outer skin over a porous body. Pressure strips the skin, the exposed body then absorbs water, and it spalls at the next freeze. Lime mortar washes out of the joint. Neither can be undone — the repair is repointing and, for spalled brick, replacement.
Multi-layer paint on older trim
A century-old sash or fascia may carry many generations of coating. The weakest bond in that stack is somewhere in the middle, and pressure finds it and takes everything above it off in sheets. You do not know which layer until it goes.
Original wood siding, shingle and board
Softwood furs and splinters under pressure. Once the grain is raised it stays raised, it holds more dirt, and it accepts paint worse.
EIFS
Common on newer West Little Rock commercial and residential work. A pressure lance cuts through the finish coat to the foam beneath. That is a repair, not a cleaning, and it is not cheap.
Traditional stucco
Cracks and blows off under pressure, particularly where it has already hairline cracked with age — which most Little Rock stucco has.
Lead Paint Makes This a Safety Question, Not Just a Damage One
Homes built before 1978 may carry lead-based paint, which covers most of this city’s older stock. Pressure washing painted surfaces on those houses can blast paint into chips and dust and distribute it across the garden, the beds and the neighboring property.
A soft wash does not abrade — it applies, dwells and rinses — which is materially the safer method on older painted exteriors. Where paint is already flaking, we will point it out and tell you plainly that preparation and removal work belongs to a contractor qualified for lead-safe practices rather than to a washing crew. We are not that contractor and we will not pretend to be.
How the Method Works
Three elements, and all three have to be right.
Solution. A hypochlorite-based cleaner with a surfactant, at a concentration chosen for the substrate. The surfactant makes it cling to a vertical surface long enough to work rather than running off, which is why household bleach poured on a wall achieves nothing.
Dwell time. The step that actually kills the growth, and the first one skipped by anyone in a hurry. Applied and immediately rinsed means nothing has been killed and the wall darkens again within months.
Low pressure. Application and rinse both at roughly garden-hose pressure. If the operator is bracing against the wand at close range, that is pressure washing with a different word on the quote.
On historic and delicate substrates we add a fourth: a test patch somewhere inconspicuous, shown to you, before anything touches a main elevation.
What Grows Here and Why It Comes Back
Mature canopy in the older neighborhoods keeps walls shaded and damp for most of the year, which is close to ideal for algae, mildew and lichen. Lichen is the one people underestimate: it is not sitting on the masonry, it is rooted into it, which is why scraping it off leaves a visible ghost and why chemistry with dwell time is the only thing that properly clears it.
On heavily shaded Hillcrest and Heights properties, expect the north elevation to need attention about twice as often as the south side of the same house. That is the microclimate, not a failure of the work.
Plants, Runoff and Sloped Lots
The solution affects vegetation if it is allowed to sit on leaves and dry, so beds are saturated with plain water first, anything against the wall is covered, and everything is rinsed thoroughly afterwards.
Little Rock adds a consideration flat cities do not: gradient. On a hillside property, runoff travels, and whatever is downhill — a lower bed, a patio, a neighbor’s garden, a storm drain at the curb — is in its path. We identify that before starting and plan containment and rinsing around it rather than discovering it afterwards.
Soft Washing in Little Rock, AR — Questions We Get
Someone quoted me pressure washing for my 1920s house. Should I use them?
We would not. Soft-fired brick, lime mortar, multi-layer paint and original wood all suffer permanent damage from pressure, and the repairs cost multiples of any cleaning contract. It is worth asking any contractor directly what pressure they intend to use on your specific substrate — the answer tells you whether they have thought about your house or just your square footage.
Our house is pre-1978. Does lead paint matter here?
It is a real consideration. Pressure washing painted surfaces on an older house can blast paint into chips and dust and spread it across the garden and neighboring property. Soft washing does not abrade, which makes it materially safer. Where paint is already flaking, that preparation work belongs to a lead-safe qualified contractor, not to us.
What is the crusty gray-green stuff on our brick?
Lichen, and it is rooted into the masonry rather than sitting on it. That is why scraping leaves a ghost mark and why pressure does not properly clear it. Chemistry with real dwell time is what works, and on historic brick it is the only approach that does not damage the surface underneath.
Our lot slopes. Where does the runoff go?
Downhill, which is why we identify what is below before starting rather than afterwards. Lower beds, a patio, a neighbor’s garden or a curb drain all get planned around. On steeper properties that sometimes means containing and directing rather than letting it run.
Will you test before doing the whole wall?
On anything historic, painted or masonry, yes — an inconspicuous patch, shown to you, before we commit to an elevation. It is the single most useful thing we can do on an older Little Rock house, and occasionally the test is what tells us to recommend a masonry specialist instead of ourselves.
How long does it last?
A year or more on most elevations, against three or four months for a pressure wash, because the growth is killed at the root rather than knocked off. Shaded and canopy-covered walls regrow faster — on a heavily treed Hillcrest lot the north side can need twice the frequency of the south.
