Roof Cleaning in North Little Rock, AR

North Little Rock has the oldest housing stock of the three cities we work most — median build year 1975 — and on roof cleaning that single fact governs the whole conversation. A fifty-year-old house has usually had one roof replacement, sometimes two, and where a roof sits in its life cycle decides whether cleaning it is sensible maintenance or money spent on something about to be torn off.

We would rather have that conversation honestly at the quote than take the work and watch you replace the roof the following year.

The First Question: How Old Is the Roof?

Asphalt shingle in this climate typically gives somewhere between 15 and 25 years depending on the product and the exposure. Three rough cases, and we will tell you which one we think you are in:

  • Sound and mid-life. Granule coverage is even, shingles lie flat, edges are intact. Cleaning is worthwhile maintenance and it genuinely extends the roof’s useful life by removing the organism that degrades it.
  • Late life but serviceable. Some granule loss, a few lifted edges, general weathering. Cleaning still helps and improves appearance considerably, but we will set honest expectations — it will not look like a new roof and some staining may not fully clear.
  • End of life. Bare patches where granules have gone, curling or cupping shingles, brittle edges, exposed asphalt. At this point cleaning is cosmetic work on a roof that needs replacing, and the money is better kept toward the replacement. We will say so.

The tell most homeowners can check themselves: look in the gutters. A roof shedding a significant quantity of granules into the gutters every year is telling you where it is in its life.

Why Pressure Is Never an Option — and More So on an Older Roof

Asphalt shingles are surfaced with mineral granules that provide the roof’s UV protection. Pressure removes them. On a newer roof that is damaging; on a fifty-year-old property’s aged roof it can be catastrophic, because an older shingle has already lost granules and has less margin to give.

Pressure also lifts aged shingle edges that have gone brittle, and can drive water up under courses to the deck. A roof cleaned that way looks good for a season and is measurably closer to failure.

What we do instead is soft washing: solution at roughly garden-hose pressure, dwell time, thorough rinse. Nothing scrubs, nothing scrapes, no granules are removed. The dark streaking is a blue-green algae feeding on the limestone filler in the shingle, and the solution kills it rather than blasting off the visible layer. It lightens progressively over following weeks as rain carries the dead organism away.

Moss and Lichen on an Aged Roof

Older roofs in Park Hill, Levy, Lakewood and the shaded streets off JFK frequently carry moss as well as streaking, and moss is the more serious of the two.

It grows in the gaps between shingles, holds water against the roof permanently, and lifts shingle edges as it grows. On an aged, brittle roof those lifted edges are considerably more likely to crack or tear than on a newer one. Moss is a leak concern, not a cosmetic one.

It is never scraped or brushed. It is treated, allowed to die, and released naturally over following weeks — because mechanical removal on an aged roof takes granules and sometimes shingle with it. Lichen behaves similarly and often leaves a faint ghost where it was bonded, which is worth expecting rather than being disappointed by.

Walking an Older Roof

This is where we are most cautious here. An aged asphalt roof is brittle in cold weather and soft in hot weather, and neither is good for foot traffic. A boot in the wrong place cracks shingles that were intact that morning, and on a hot afternoon asphalt scuffs under a sole.

Where a roof can be treated safely from ladders and edges, that is how we work it. Where it cannot, we will tell you what is and is not achievable rather than sending someone up to save time. If the decking feels soft anywhere, that is a roofer’s conversation rather than a cleaning one and we will say so.

What Keeps It Clear Afterwards

Two things, one free and one cheap.

Trimming back overhanging branches costs nothing but a tree service call and does more than any product. Light and airflow are what actually suppress growth — a roof that dries by mid-morning grows very little.

Zinc or copper strips near the ridge release trace metal ions in rainwater as it runs down the slope, suppressing regrowth on the area below. Not a cure and no help on an already-stained roof, but on a shaded roof it extends the interval meaningfully. Cheapest to fit while we are already up there.

Roof Cleaning in North Little Rock, AR — Questions We Get

Our roof is old. Should we bother?

We will give you a straight answer after looking. Sound and mid-life, yes — cleaning genuinely extends its life. Late life, it still helps but will not look new. End of life, with bare patches and curling shingles, cleaning is cosmetic work on something that needs replacing and you should keep the money for the roof.

How can I tell how much life is left?

Look in your gutters. A roof shedding a noticeable quantity of granules every year is telling you where it is in its life. Curling or cupping shingle edges and bare patches where the asphalt shows through are the other clear signs, and both are visible from the ground with binoculars.

Can you get rid of the moss?

Yes, by treating it and letting it die and release over following weeks — never by scraping, which on an aged roof takes granules and sometimes shingle with it. Moss matters more than the streaks do: it holds water against the roof and lifts shingle edges, which on a brittle older roof is a genuine leak risk.

Will you walk on our roof?

Only where it is sound enough to carry us safely, and we prefer to work from ladders and edges on older roofs. Aged asphalt is brittle in cold and soft in heat, and a boot in the wrong place cracks shingles that were fine that morning. If the decking feels soft anywhere, that is a roofer’s conversation and we will tell you.

The streaks are still visible afterwards.

Expected. The algae is killed on the day and the staining lightens progressively over the following weeks as rain washes the dead organism off. On an older roof some staining may not fully clear, because the granule surface it was bonded to has weathered — we will tell you that before starting rather than after.

How do we keep it clear for longer?

Trim back the branches over it — that is free and it does more than any product, because light and airflow are what suppress growth. Zinc or copper strips near the ridge help too and are cheapest to fit while we are already up there. Neither cleans an existing stain; both slow the return.
