Window Cleaning in Little Rock, AR

Little Rock has more genuinely old windows than anywhere else we work, and old windows are a different job from new ones. On a 1990s house the glass is the job. On a 1920s Hillcrest bungalow the glass is the easy part and the sash, the putty, the storm window and the paint are where the care goes.

The median Little Rock home dates to 1978, but across 99,697 housing units that spans original wood sash in the Quapaw Quarter and the Heights, aluminum frames from the 60s and 70s, and modern vinyl out west. We quote by looking, because the window type decides the method and the time.

Original Wood Sash: the Things That Break

These windows are frequently a hundred years old and they are part of why the house is worth what it is worth. Four specific cautions.

Glazing putty. The bead holding the pane into the sash goes hard, cracks and falls out with age. Water pressure or vigorous scraping finishes it, and then the pane is loose. We work gently around the perimeter and tell you where the putty has already failed rather than finishing it off.

Old glass. Pre-float glass is softer, thinner and often visibly distorted — that waviness is a feature people value, not a defect. It is also more fragile under pressure and less forgiving of a blade. We do not scrape old glass as a matter of course.

Lead paint. Housing built before 1978 may carry lead-based paint on sashes and frames. Anything that would sand, scrape or abrade painted surfaces on a pre-1978 house is not something to do casually. We clean rather than abrade, and where paint is flaking we tell you and leave it to a contractor qualified for that work.

Cords, weights and stuck sashes. We are not going to force a painted-shut sash open to clean the inside of it. If it does not move, it does not move, and we will say so.

Storm Windows

A great many older Little Rock homes have exterior storm windows, and they change the job completely. There are now four glass surfaces per opening rather than two, and the two facing each other are where the grime nobody ever sees accumulates.

Storms have to come out to do the job properly — and old aluminum storms are brittle at the corners, have clips that break, and sometimes have not been removed in thirty years. We handle them carefully, tell you before we force anything, and put them back in the same opening they came from, because they are rarely interchangeable.

It is worth knowing this doubles or more the time per window, which is why a quote on a house with storms looks very different from one without.

Hard Water, Streaks and the Two Real Faults

Hard water spotting from sprinkler overspray is mineral bonded to the glass surface, not dirt on it. Ordinary washing runs straight over it. Removal takes an acidic mineral treatment or a polish, priced as restoration rather than cleaning, and deep etching may not fully clear. The permanent fix is moving the sprinkler head, and we will point out which one is doing it.

Streaking is almost always solution drying on the glass before it is pulled off. On a Little Rock house with big west-facing windows in afternoon sun that happens fast, so the fix is sequencing rather than effort — shaded elevations at midday, sunny ones early or late. Worn squeegee rubber and skipping the hand-dry at the frame edge are the other two causes.

Height and Access

Three-story houses, hillside lots where one elevation is a full story higher than the other, and mature trees against the building are all normal here and all change how the work is done.

Where ladder positioning is safe we use ladders. Where it is not — on a slope, in a bed, over a retaining wall, or at a height that needs more ladder than the ground will support — we use a water-fed pole system from the ground. That is purified water through a brush head on a telescopic pole; it leaves no residue so it dries spot-free without a squeegee, and it removes the need to put somebody up a ladder in a bad position.

What we will not do is work off a ladder set on ground that will not hold it. If an elevation genuinely cannot be reached safely, we will say so rather than improvise.

Frequency

Twice a year exterior suits most Little Rock homes, with the shaded and tree-covered elevations needing it more than the open ones — heavy canopy in Hillcrest and the Heights keeps glass damp and grows organic film considerably faster. Interior annually or before you have people over is the usual pattern, because interior work means moving furniture and protecting floors.

Window Cleaning in Little Rock, AR — Questions We Get

My house is from the 1920s. Is this safe?

With care, yes. The risks are the glazing putty, which is brittle and falls out if worked hard; the old glass itself, which is softer and less forgiving of a blade; and pre-1978 paint, which may be lead-based and should never be abraded. We clean rather than scrape on old sashes and we tell you where putty has already failed rather than finishing it off.

We have storm windows. Does that cost more?

Considerably, and it is worth knowing before you compare quotes. Storms mean four glass surfaces per opening instead of two, and they have to come out to do it properly. Old aluminum storms are brittle at the corners with clips that break, so they take time and care, and they go back in the opening they came from because they are rarely interchangeable.

There are spots that will not come off.

Almost certainly hard water from sprinkler overspray — minerals bonded to the glass rather than dirt sitting on it. It needs an acidic treatment or a polish and it is priced as restoration, not cleaning. Deep etching sometimes does not fully clear. The lasting fix is adjusting the sprinkler head that is hitting the window.

Some of our sashes are painted shut.

Then we leave them shut. Forcing a painted-shut sash on an old house risks cracking the glass, splitting the rail or damaging the paint, and on a pre-1978 house disturbing paint is its own issue. We will clean what we can reach and tell you which ones are stuck.

Can you reach our third floor?

Usually, with a water-fed pole from the ground rather than a long ladder — purified water, no residue, dries spot-free, and nobody standing on a ladder propped on a slope. If an elevation genuinely cannot be reached safely we will tell you rather than improvise.

How often should we have it done?

Twice a year outside for most Little Rock homes, more on shaded and tree-covered elevations because canopy keeps glass damp and grows film faster. Inside annually or before you have guests — interior takes longer because furniture moves and floors get protected.
