Commercial Concrete Cleaning in North Little Rock, AR
Commercial concrete here is mostly industrial concrete, and that changes almost everything
about the job. Dock aprons, warehouse floors, truck yards, equipment pads and the hardstanding
around rail-adjacent property carry a different load of contamination from a retail pad, need
different chemistry, and sit under an environmental discharge question that is considerably
sharper than anything on a shopping center.
We are on these sites constantly — 90 of our 239 North Little Rock jobs
are fleet washing on industrial yards — so the concrete work usually follows from already
being there every month.
The Dock Apron
The hardest-working concrete on any industrial property and almost always the worst-looking.
It takes hydraulic and engine oil, diesel drips, dropped product, tire rubber, and the grinding of
trailer landing gear digging into the slab at the same spot thousands of times.
Honesty about outcomes matters more here than anywhere. Petroleum staining in concrete has
soaked in, sometimes for a decade or more. A proper clean with degreaser and real dwell removes
the surface film and improves appearance dramatically. Getting an old, deep stain fully out often
needs more than one application, and occasionally the slab keeps a shadow whatever we do. We tell
you which of those you are looking at when we walk it — promising new concrete and
delivering a lighter stain is how this trade loses industrial customers.
The parts that never get quoted and always need doing: the dock leveller pit, the bumpers, and
the strip immediately under the door where water sits. They are the filthiest areas on the site.
We either include them explicitly or we tell you we are excluding them; what we do not do is leave
them and describe the dock as finished.
Warehouse Floors
Interior concrete is its own problem. Forklift tire rubber blackens the traffic lanes, and it
is transferred rubber rather than dirt, so it needs a solvent and mechanical agitation rather than
pressure. Many warehouse floors are sealed, hardened or coated, and the coating determines the
method entirely — a densified or polished floor cleaned with the wrong chemistry goes dull
and the repair is refinishing, not rewashing.
The other constraint is that you usually cannot flood an interior floor. Water has to be
recovered rather than allowed to run to a drain that may not exist, and racking, stock and
electrical equipment all have to be worked around. Interior work is priced on the recovery and the
access, not on the square footage.
Yards, Equipment Pads and Rail-Adjacent Hardstanding
Large exterior slabs pick up their own signature contamination on this side of the river:
aggregate and cement dust that sets hard, asphalt and tar spatter from paving work, red clay
tracked in and dried, and fine ferrous dust from industrial and rail activity that rusts in place
and bleeds orange across the slab. That last one looks like the concrete is failing when it is
simply wearing a layer of rusted iron dust, and it needs a specific acidic treatment rather than
pressure — pressure alone smears it wider.
Where the Water Goes — Sharper Here Than on Any Retail Site
This is the section to read twice if you manage an industrial property.
Wash water off a dock apron or truck yard carries oil, hydraulic fluid, metal fines, diesel and
detergent. It must not enter a storm drain, and storm drains discharge to surface water untreated.
On a North Little Rock industrial yard, the drain in the middle of the pad very often is one.
We establish the route before the first drop: contain and berm, recover where the site requires
it, and discharge to the approved point. Where a site holds an environmental management procedure
or a discharge permit with conditions, we work to that document rather than to our own habits, and
we ask for it at quoting rather than after an inspection. If nobody on site knows what the
drainage route is, that is worth establishing before anyone washes anything on it —
including us.
Working Around Shifts
Industrial property does not keep retail hours. Sites run two or three shifts, docks are live
when a shopping center is dark, and the yard is fullest exactly when it would be easiest to work.
We schedule around the operation instead of assuming a quiet window: sectioning the pad, working
the bays away from active docks, or taking the yard in the genuine gap between last-out and
first-in. We are 27.5 miles away, roughly half an hour, so pre-dawn and weekend starts are normal
rather than a special arrangement.
Commercial Concrete Cleaning in North Little Rock, AR — Questions We Get
Can you get twenty years of oil out of our dock
apron?
We can improve it enormously and we can often remove most of it.
What we will not do is promise new concrete. Petroleum that has been soaking into a slab for two
decades sometimes leaves a permanent shadow after everything reasonable has been tried. We will
tell you which case yours is when we walk it, before you commit.
Our warehouse floor is coated. Is that a
problem?
It is the most important fact about the job, so tell us at
quoting. Sealed, densified and polished floors all need specific chemistry, and the wrong product
dulls the finish permanently — the fix for that is refinishing, not another wash. If nobody
knows what the coating is, we test a small area out of the traffic lane first.
What are the orange streaks across our
pad?
Almost certainly ferrous fallout — fine iron dust from
industrial or rail activity that has landed and rusted in place. The concrete underneath is
generally sound. It needs a specific acidic treatment; washing it hard just spreads it into a wider
stain and makes it look worse.
Where does our wash water end up?
At the approved discharge point for your site, never the storm drain. On an
industrial yard this genuinely matters, because the water is carrying oil and metal fines. If you
have an environmental procedure or a permit with conditions, send it before the first visit. If you
are not sure what your site’s route is, that is worth resolving before anyone washes anything on
it.
Can you work around our shifts?
Yes. On multi-shift sites there is rarely a genuinely quiet window, so the
honest plan is more visits covering less area each rather than one visit fighting the operation all
day. We section the pad and work whichever part is clear.
Do you already work in North Little
Rock?
Constantly — 239 jobs on record here, most
of it on industrial yards. We know what these sites look like and we are usually on this side of
the river most weeks anyway. If you want to speak to somebody we already work for, ask and we will
arrange it.
