Parking Garage & Deck Coatings in Arkansas

American Services AR installs parking garage coating and parking deck coating systems across Arkansas, from Little Rock and Conway to Northwest Arkansas: penetrating silane siloxane sealers, two-coat traffic coatings for ramps and drive lanes, and full crack-bridging parking garage waterproofing membranes for decks over occupied space. Every parking garage coating job starts with a clean, sound, dry slab and every crack and joint treated, because most coating failures start in the prep, not the product. We phase the work level by level so your garage stays open, schedule nights and weekends around your tenants, and control the water and dust we make. Published starting rates per sq ft, by deck size: deck sealer $1.50 under 10,000 sq ft down to $1.00 over 25,000 sq ft; two-coat traffic coating $8.00 under 10,000 sq ft down to $6.30 over 30,000 sq ft; crack-bridging membrane $12.00 under 10,000 sq ft and $10.00 from 10,000 to 30,000 sq ft. Small decks carry a minimum per mobilization: $5,500 sealer, $28,500 traffic coating, $37,000 membrane. Serving Arkansas since 2010, 3,500+ jobs, $2M general liability.

Parking garage waterproofing is routine maintenance. Repairing the concrete after water and salt get in is a capital project, which is why a parking garage coating belongs on the maintenance schedule before the damage starts. This page covers structured decks: garages, ramps, podium and plaza decks. For asphalt surface lots, see our parking lot sealcoating and striping service.

Why Parking Decks Deteriorate

Concrete is porous. Water soaks in, and in winter it carries chlorides from the deicing salt that tires track in from the street. When chlorides reach the reinforcing steel, the steel rusts, expands and cracks the concrete from the inside. That is where the spalls, rust stains and hollow-sounding patches on an older deck come from.

Arkansas salts far less than the Upper Midwest, but winter storms still bring salt and brine, and cars carry it to where water ponds: drains, low spots, entrance lanes and ramp bottoms. Add freeze-thaw cycles and summer heat on the top level, and a deck with no parking deck coating ages much faster than it has to.

Sealer, Traffic Coating or Membrane: Choosing the Right Parking Deck Coating

The right parking deck coating depends on what is under the deck, how cracked it is and how hard the traffic is. Many garages use all three: sealer on the parking field, traffic coating where tires turn and climb, and a membrane over occupied space.

  • Penetrating silane siloxane sealer. A parking deck sealer soaks into the concrete and lines the pores with a water repellent. There is no film to peel, and the color and traction of the deck barely change. It cuts the water and chloride the slab takes in, but it will not bridge a crack, so cracks and joints are sealed separately. It suits parking fields on supported levels and newer decks.
  • Two-coat traffic coating. A base coat plus a wear coat with aggregate broadcast into it: the abrasion layer for ramps, turns, entrances, exits, pay lanes and walkways. It seals the surface and adds slip resistance, but it is not designed as a crack-bridging membrane.
  • Full crack-bridging membrane. The complete elastomeric system of primer, waterproofing base membrane, aggregate wear coat and topcoat, in urethane or polyaspartic. This is the parking garage waterproofing answer for decks over occupied, finished or electrical space, plaza decks and levels that already leak. ASTM C957 is the standard specification for this class of membrane. Manufacturers set their own installer and warranty rules, so we quote a membrane only after the system and prep are confirmed for your deck, and state in writing what warranty applies, if any.

Standard floor epoxy is too rigid for a deck that moves with temperature and load; for warehouse and plant slabs, see industrial epoxy floor coating.

Surface Prep: Where Deck Coatings Succeed or Fail

A parking garage coating is only as good as its bond to the concrete, and the bond is made in prep. A parking garage deck coating job includes:

  • Wash and degrease. Hot water and degreaser pull oil, tire residue and salt out of the surface; oil left in the slab is a common reason coatings let go. See industrial pressure washing and degreasing.
  • Shot blast to profile. For traffic coatings and membranes, a steel-shot blaster with a dust collector removes laitance and old sealer and opens the surface to the ICRI concrete surface profile (CSP) the product calls for. For vehicular systems that is often CSP 3 or rougher, and acid etching is generally not accepted.
  • Cure and moisture check. New concrete must be cured first; vehicular systems commonly call for 14 to 28 days, and the data sheet governs. We run a plastic-sheet moisture test (ASTM D4263) before we coat.
  • Crack and joint detailing. Hairline cracks that do not move get a pre-stripe of base coat. Moving cracks and joints are routed, fitted with backer rod or bond breaker, and sealed. We run a sealant cove at walls, curbs and columns, and wide expansion joints get their own joint system instead of coating.
  • Existing coatings. A failing coating is tested or removed. Coating over it only buys a second failure.

Keeping the Garage Open: Phasing, Cure Time and Weather

Most garages cannot close, so we split a parking garage coating project into zones by level, bay or half-ramp and always leave a way in and out. You get a zone map and dates for tenant notices, and we set barricades and signage. We schedule 24/7, so work runs nights and weekends when the deck is emptiest.

Sealer work reopens fastest. Traffic coatings and membranes commonly need 24 to 48 hours of cure before cars return, and longer in cool weather. One zone cures while the next is prepped. An exposed top deck in July can run hotter than many products’ application limits, so we coat top levels early, late, or in spring and fall, and check rain, humidity and dew point before every coat. Some urethanes carry a strong odor, so near air intakes we plan ventilation and timing in advance.

Water, Dust and Drain Control

Garage floor drains do not always run to a sanitary sewer, and wash water carrying oil, metals and grit should not reach the storm system. Before we wash a deck for a parking deck coating, we find where each drain goes, cover or berm the inlets in the work zone, recover the wash water and send it to the discharge point your site approves. Shot blasting runs through a dust collector, spent shot is recovered, and neighboring cars are protected.

Cracks, Joints and Concrete Repair: Where We Stop

We self-perform non-structural prep such as sealing cracks, replacing joint sealant and patching shallow defects, so that work does not wait on another trade. We do not do structural engineering. Exposed or corroded rebar, delamination over steel, post-tensioning tendons, cracked beams or anything affecting load capacity needs a licensed structural engineer to evaluate it and design the repair. If we find it during prep, we mark it, photograph it and hold that area until your engineer weighs in. A parking garage coating over active corrosion only hides the problem.

Parking Garage Traffic Coating Cost and Parking Deck Coating Rates

We publish starting rates so you can budget before you call. Rates are per square foot of deck and include standard surface prep and the system; repairs, coating removal and restriping are priced on top. Each system carries a minimum charge per mobilization, and larger decks cost less per foot. We walk the garage and send a written, line-item quote by zone. On coating contracts of $50,000 or more, we work as a subcontractor under your licensed general contractor. Where a tier break would make a larger deck cost less than a smaller one, the job is billed at the higher total, so the price never drops as the area grows.

System Deck area Starting rate
Penetrating sealer (silane/siloxane) Under 10,000 sq ft from $1.50 / sq ft · $5,500 minimum per mobilization
Penetrating sealer 10,000–25,000 sq ft from $1.20 / sq ft
Penetrating sealer Over 25,000 sq ft from $1.00 / sq ft
Traffic coating, two-coat Under 10,000 sq ft from $8.00 / sq ft · $28,500 minimum per mobilization
Traffic coating, two-coat 10,000–30,000 sq ft from $6.85 / sq ft
Traffic coating, two-coat Over 30,000 sq ft from $6.30 / sq ft
Crack-bridging membrane, full system Under 10,000 sq ft from $12.00 / sq ft · $37,000 minimum per mobilization
Crack-bridging membrane, full system 10,000–30,000 sq ft from $10.00 / sq ft
Crack-bridging membrane, full system Over 30,000 sq ft No posted rate: quoted per project. The membrane goes to a dedicated membrane applicator; we price the prep, cleaning, joint and restriping scope.
Added phase (deck split into more than one work phase) Any size $1,500 per added phase, plus equipment delivery

What changes the price: the amount of crack, joint and surface repair; removing an old coating; the number of phases; night or weekend-only access; clearance height and equipment access; restriping after the parking deck coating; and the weather window. When a public contract requires a performance and payment bond, the bond premium is its own line.

Frequently Asked Questions

How much does a parking garage traffic coating cost?
Our parking garage traffic coating cost starts at $8.00 per square foot under 10,000 sq ft, $6.85 from 10,000 to 30,000 sq ft and $6.30 above that, with a $28,500 minimum per mobilization. A full crack-bridging membrane starts at $12.00 per sq ft under 10,000 sq ft ($37,000 minimum per mobilization) and $10.00 per sq ft from 10,000 to 30,000 sq ft; membrane decks over 30,000 sq ft are quoted per project. Repairs, added phases ($1,500 per added phase plus equipment delivery), bonds and restriping change the price.
How much does a parking deck sealer cost?
A penetrating silane siloxane sealer starts at $1.50 per square foot under 10,000 sq ft, $1.20 from 10,000 to 25,000 sq ft and $1.00 over 25,000 sq ft, with a $5,500 minimum per mobilization. Crack and joint sealing is priced on top.
What is the difference between a sealer and a traffic coating?
A silane/siloxane sealer soaks in and repels water and chlorides without a film, so the deck looks and grips about the same, but it does not bridge cracks. A traffic coating is a film on top of the slab, with a base coat and an aggregate wear coat, built for tire wear on ramps, turns and entrances.
How long does a parking deck sealer last?
It depends on the product and the exposure. Penetrating sealers are a maintenance item that gets reapplied every several years, sooner on ramps, entrances and exposed top levels. A periodic condition survey of your deck sets the timing.
Can the garage stay open during a parking garage coating project?
In most cases, yes. We work in zones, keep a route in and out, and work nights and weekends.
How long before cars can park on a new traffic coating?
Traffic coatings and membranes commonly need 24 to 48 hours of cure, longer in cool weather. Sealers reopen much faster. The product data sheet sets the exact time.
Does a traffic coating waterproof a parking garage?
For parking garage waterproofing over occupied or finished space, the right system is a full crack-bridging membrane. A two-coat traffic coating seals the surface and resists wear but is not designed to bridge moving cracks.
What prep does a parking garage deck coating need?
Degreasing, shot blasting to the product’s profile, a moisture check, and crack and joint detailing. A sealer needs a clean, dry, open surface.
Do you repair spalls and exposed rebar?
We handle non-structural prep such as sealing cracks, replacing joint sealant and patching shallow defects. Exposed or corroded rebar, delamination over steel, post-tensioning and anything affecting load capacity goes to a licensed structural engineer first.
Do you offer parking deck coating outside Little Rock and Conway?
Yes. Our commercial and industrial work covers the whole state from our Conway yard, including Northwest Arkansas, Fort Smith, Jonesboro, Pine Bluff and Texarkana.
