  • Bug strike on the front cap and bumper through summer, which is acidic and etches paint if it sits. It needs soaking, not pressure.
  • Diesel soot around exhaust and the rear of the unit.
  • Red clay off verges and job sites, iron-bearing and staining rather than simply soiling.

On fleet and equipment work we berm or cover the inlets in the wash area, recover the water, and send it to the discharge point your site approves — anything that has to leave goes out through your approved hauler as its own line on the quote. If your yard operates under a stormwater permit or an SWPPP, send it with the request and we will work to it rather than guessing.

Beyond the fleet side, the commercial property work here is what sits along the highway and the old 71 route: service businesses, storage, small industrial and the civic buildings of the city itself. The recurring items are entry slabs and walkways, dumpster enclosures, building exteriors and the parking surface — commercial exterior cleaning and parking lot striping and sealcoating.

One Washington County specific worth planning around: the freeze-thaw cycling here is genuine, and water sitting in a hairline crack through a winter widens it noticeably by spring. Crack filling and sealcoating before the cold is the cheapest maintenance item on any lot in this county and the one most often deferred until it has become a resurfacing bill.
